Responsibilities
- Serve as the primary finance partner supporting the Real Estate organization.
- Develop financial analyses supporting new store growth, relocations, renewals, expansions, remodels, and store closure decisions.
- Build and maintain financial models evaluating investment returns, profitability, and long-term portfolio performance.
- Support annual budgeting and monthly forecasting for occupancy expense and real estate-related investments.
- Prepare executive reporting and dashboards tracking portfolio performance and key financial metrics.
- Evaluate proposed real estate investments using ROI, payback, NPV, IRR, cash-on-cash return, and sensitivity analyses.
- Prepare financial underwriting for all real estate approval packages.
- Analyze lease economics, occupancy costs, sales productivity, and market performance to support strategic decisions.
- Partner with Real Estate leadership during lease negotiations by modeling financial impacts of lease terms, rent structures, tenant allowances, and landlord incentives.
- Develop scenario analyses supporting market entry, relocations, store resizing, and portfolio optimization initiatives.
- Monitor occupancy expense trends across the store fleet and identify opportunities to improve portfolio profitability.
- Analyze store performance relative to occupancy costs, lease terms, and market conditions.
- Support portfolio rationalization initiatives through financial analysis of underperforming locations.
- Produce recurring reporting on occupancy metrics, lease expirations, rent escalations, and portfolio health.
- Assist in evaluating co-tenancy risks, percentage rent exposure, and landlord compliance requirements.
- Partner closely with Real Estate, Construction, Legal, Accounting, Store Operations, and FP&A teams.
- Support the annual capital planning process for new stores and major real estate investments.
- Provide financial support for strategic initiatives including acquisitions, market studies, and special projects.
- Present financial analyses and recommendations to senior leadership and Real Estate Committee meetings.
- Continuously improve reporting tools, financial models, and analytical processes.
Qualifications
- Bachelor's degree in Finance, Accounting, Economics, Real Estate, or related field required.
- 7–10 years of experience in real estate finance, financial planning & analysis, or related field.
