Senior Manager - Complex Transaction Support

About the role
As Senior Manager – Complex Transaction Support (CTS), you will manage a portfolio of the most challenging projects in NHB’s loan and equity portfolios. These projects are transferred to CTS when significant deteriorating risk is identified and intensive management becomes necessary. You will identify critical emerging risk factors, solve complex issues, and develop and implement restructuring strategies to enable homes to be delivered and optimize investment (debt and/or equity) recovery. Your strategy will inform impairment assessment (predicted loss), directly impacting the Agency’s financial reporting.
You will act as a technical expert, advising mainstream Investment Portfolio Managers, colleagues across NHB and Homes England (including the Land Development Team), and the Executive on investments or transactions exhibiting signs of potential or actual distress.
Responsibilities
- Identify critical emerging risk factors in complex transactions.
- Develop and implement restructuring strategies to deliver homes and optimize investment recovery.
- Inform impairment assessments with a direct impact on financial reporting.
- Provide technical expertise and advice to mainstream Investment Portfolio Managers and other stakeholders.
- Analyze financial information and interrogate financial forecasts (profit and loss, balance sheet, cash flow).
- Draft scopes of work and appoint external advisers for independent business, legal, and property reviews.
- Assess risks related to cash flow, profit and loss, balance sheet analysis, supply chain, site delivery, project management, corporate structures, and security reviews.
- Work with legal documentation associated with real estate finance, including loan agreements, inter-creditor agreements, and security documents.
- Evaluate risks and strategies related to insolvency law, planning, and enforcement.
Requirements
- A degree-level qualification or equivalent experience as a related industry professional (e.g., Banker, Accountant, Surveyor, Lawyer).
- Good understanding of residential property development, planning (including s106, CIL), valuation, and project monitoring.
- Experience managing a portfolio of real estate loans or equity investments, including restructuring underperforming transactions.
- Confidence working with legal documentation related to real estate finance, including reviewing and amending agreements.
- Strong organizational skills and ability to prioritize workload.
- Excellent communication skills, both verbal and written, with the ability to negotiate and persuade under pressure.
- Good understanding of insolvency law, planning, and appointments, and ability to assess risks of enforcement strategies.
- Ability to analyze financial information and interrogate financial forecasts.
