Senior Maintenance Technician
About The Role
The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.
What You'll Do
- Maintenance and Repairs: Perform daily maintenance tasks and diagnose/repair issues in various areas. Respond to maintenance requests promptly and professionally.
- Property and Amenity Maintenance: Maintain pool, hot tub, and other amenities. Ensure safety and cleanliness of buildings and grounds. Maintain exterior property for curb appeal.
- Preventative Maintenance and Inspections: Schedule and document preventative maintenance and apartment turns. Conduct regular inspections of common areas and equipment.
- Supervision and Coordination: Supervise duties and outside contractors in the absence of the Maintenance Supervisor. Coordinate move-ins and move-outs.
- Safety and Compliance: Assist with safety meetings and compliance with policies and regulations. Report potential liabilities and ensure property compliance.
- Inventory and Supplies Management: Maintain inventory and assist in purchasing materials and supplies.
- Resident and Community Engagement: Participate in resident functions and assist with posting notices.
What You'll Need
- Education and Certifications:
- High school diploma or equivalent required
- HVAC-EPA (Type II) or EPA Universal certification strongly preferred. Associates hired without an EPA certification will be required to obtain within 90 days of hire.
- Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire.
- Valid driver's license is required.
- Experience:
- 2+ years of experience in property maintenance or a related field.
- Experience in supervising contractors preferred but not required.
- Skills And Competencies:
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- Ability to read, write, understand, and communicate in English
- Ability to work independently and as part of a team
- Strong organizational and time management skills
- Knowledge of safety regulations and compliance requirements
- General computer skills including operating a mobile device
- Superior customer service skills including the ability to manage difficult customers and/or situations
- Ability to be on-call for after-hours emergencies
- Ability to work a flexible schedule to include weekends, evenings and holidays
Pay
Estimated Rate of Pay: $26.97 - $30.16 per hour. This position is non-exempt. The pay range displayed is determined by skills and experience required, location and job complexity. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).
