Key Responsibilities

  • Complete daily work orders for minor repairs (plumbing, electrical, HVAC, appliances, etc.)
  • Perform preventative maintenance checks on HVAC systems, water heaters, and appliances
  • Inspect and repair unit fixtures such as faucets, light switches, locks, and windows
  • Conduct property walks to identify and report potential hazards or needed repairs
  • Respond to emergency maintenance requests during scheduled on-call shifts
  • Document completed work orders accurately in the property management system
  • Congduct monthly preventative maintenance and property inspections
  • Identify and resolve maintenance issues proactively
  • Recommend improvements to maintenance processes and procedures
  • Participate in company-provided training and skill-building programs
  • Contribute ideas for efficiency and innovation in property upkeep
  • Communicate effectively with Turn Managers and other technicians
  • Support team goals and assist others during high-volume turnover periods
  • Be available for scheduled on-call rotations (typically 1 week per month)

Qualifications

  • Experience: 10+ years in property maintenance, apartment turnovers, or a related field.
  • Skills: Proficiency in HVAC and Appliances, Strong painting, drywall, and finishing skills, Excellent problem-solving, organization, and time-management, Competency with basic maintenance software, Strong interpersonal and customer service abilities.

Requirements

  • Valid driver's license and reliable transportation.
  • Must own and use basic tools including drill, hammer, tape measure, adjustable wrench, crowbar, electrical tester, socket set, etc.
  • Able to lift up to 50 lbs (occasionally up to 100 lbs with assistance).
  • Able to stand, bend, crouch, kneel, and climb ladders for extended periods.
  • Comfortable working in confined spaces and outdoor conditions year-round.
