About the role

As a Senior Maintenance Manager, you will oversee the maintenance operations for one or more communities, ensuring the physical condition of the property meets Vivmark’s standards while delivering outstanding customer service and operational excellence.

Responsibilities

  • Partner with office teams to optimize operations, maximize revenue, and enhance resident satisfaction.
  • Manage and prioritize service requests, delegate tasks, and monitor trends to ensure timely resolutions.
  • Oversee the maintenance and preventive maintenance programs, including HVAC, plumbing, electrical, carpentry, and appliances.
  • Assist in developing and monitoring the maintenance operating budget, ensuring expenses align with financial goals.
  • Lead all personnel responsibilities: recruit, train, schedule, evaluate, and develop on-site maintenance staff.
  • Ensure smooth apartment turnover processes and assess damage charges for departing residents.
  • Act as the safety liaison, leading training, safety inspections, and promoting a culture of safety.
  • Monitor vendor work and ensure compliance with Vivmark policies, safety standards, and all federal, state, and local laws.
  • Regularly inspect grounds, buildings, and apartments to ensure they remain fully functional and welcoming.

Requirements

  • Valid driver’s license and automobile insurance (where applicable).
  • EPA Type I/II or Universal Certification (required).
  • Certified Pool Operator (CPO) certification (as required).
  • 3-5 years of apartment maintenance or related experience.
  • 3-5 years of supervisory experience preferred.

Pay

Total base pay range: $97,500.00 - $146,500.00.

Schedule

Full-time, 40 hours per week.
