About the role
With the goal of enhancing lives, fulfilling dreams, and building communities, this position proactively solicits new residential mortgage loans that meet established loan quality and production goals. You will identify, develop, and maintain a network of outside business relationships—such as Realtors, Builders, and Financial Planners in the local community—that serve as recurring sources of referrals for new mortgage lending opportunities. In addition to outside business development, you will actively work with Numerica branch locations to generate and manage residential mortgage loan opportunities assigned through internal referral channels.
This role ensures exceptional member service by maintaining thorough knowledge of lending programs, policies, procedures, and regulatory requirements, demonstrating a commitment to professional ethics, and complying with Credit Union, federal, and state regulations, laws, and policies. You will pre-qualify applicants to determine the proper loan program, keep all parties informed on application status, and process loan requests independently.
Responsibilities
- Meet individual and department mortgage loan production goals supporting overall Credit Union goals.
- Provide guidance on the risks and benefits of each mortgage lending program applicants qualify for; explain terms, ensure all necessary documents are signed, and communicate product details effectively.
- Analyze detailed financial and credit data to match applicant needs with appropriate loan programs.
- Gather all initial documentation required based on the selected loan program and disclosure requirements.
- Apply mortgage lending policies and procedures to all situations; contribute to updates, revisions, and creation of new policies for Loan Procedures manuals.
- Maintain knowledge of and adhere to all BSA regulations and compliance standards on internal and external policies.
- Demonstrate thorough knowledge of conventional, FHA, VA, and special home loan programs.
- Understand regulations governing credit union lending, with emphasis on real property lending and secondary emphasis on home equity loans.
- Utilize home loan computer systems, including mortgage underwriting, processing, tracking programs, and NCU’s home loan website.
- Develop mortgage loan business by engaging home builders, realtors, and others outside the Credit Union to promote NCU home loan programs and generate applications.
- Partner with NCU branch employees by providing education, guidance, and ongoing assistance on mortgage loan products to facilitate home loan application generation.
- Assist HLC staff with applications, analyze and resolve complex loan situations, and provide support on escalated issues.
- Interview and qualify applicants for home loans, determine needs, discuss loan options, and assist in completing loan application packages.
- Submit complete and accurate applications into the computerized loan system, provide required disclosures, and obtain necessary support documents and fees.
- Negotiate loan terms and conditions with members in accordance with credit union policies and procedures.
- Process approved and rejected files by communicating underwriting decisions and conditions to members and realtors.
- Review and analyze all documentation to determine acceptability.
- Cross-sell borrowers on other credit union services.

Performance Standards
- Accuracy in documentation from application to closing, following established policies and procedures.
- Self-source and close $1,000,000 or more in loan volume per month, with 50% being purchase money loans.
- Solve practical problems involving concrete variables and situations.
- Interpret instructions from written materials, including Loan Policy and Procedure Manuals, Regulation Z, the Fair Credit Reporting Act, and mortgage lending regulations.
- Professional appearance and attitude; effective interpersonal skills in a team environment.
Requirements
- Five or more years of experience in mortgage sales and/or training in a financial institution, mortgage company, or equivalent combination of education and experience.
- Active NMLS License required; eligibility to be registered as a loan originator with the appropriate state or federal agency.
- Ability to read and interpret credit bureau reports, debt-to-income ratio reports, appraisals, tax returns, and policy manuals.
- Ability to read and write routine reports and correspondence.
- Effective communication with borrowers, Realtors, and other employees.
- Leadership, trust, and diplomacy; ability to motivate or influence others.
- Extensive personal contact; ability to foster relationships with external entities.
- Ability to perform under pressure in a team environment and work independently with limited supervision.
- Discretion in decision-making and sound judgment in problem-solving.

- Ability to lift up to 25 lbs.

Pay
This position is compensated with an annual draw of $42,000, subject to terms and conditions of the commission agreement, and is eligible to earn commission and deferred incentive compensation.
