Senior Installation Superintendent – Electronic Security - S. Virginia

Responsibilities
- Serve as the single point of onsite contact for the client.
- Track hours for subcontractors and internal crew.
- Manage multiple installation superintendents on large projects.
- Oversee long-duration, large, or complex projects involving multiple subsystems or divisions (ESS).
- Review the Bill of Materials (BOM) at the beginning of each job to understand required materials and communicate discrepancies to the Project Manager and Design Engineering team.
- Ensure the job stays within the given time frame; escalate issues to the Regional Supervisor, Project Manager, or Program Manager if delays occur.
- Take ownership of job schedules and hold technicians/lead technicians accountable for work completion.
- Maintain the schedule and follow DIV28 specifications for quality control.
- Maintain weekly communication with the Regional Supervisor and document the following in OneNote:
- Expected milestones for each week.
- Work accomplished with technicians/trades (sub-contractors, GC, EC).
- Project issues.
- Site Readiness Document.
- Site Inventory (updated at least monthly).
- Redlines/RFIs.
- Communicate the need for assistance or guidance for labor or technical issues.
- Identify and report problems in drawings or matrices to the Project Manager/Design Engineer promptly.
- Prioritize time effectively and manage multiple sites simultaneously.
- Maintain constant communication with staff/sub-contractors on job sites, delegating work as needed, even when off-site.
- Maintain and update inventory records online (using OneNote) for accessibility.
- Notify the Regional Supervisor/Project Manager immediately if equipment is missing or defective to avoid delays.
- Operate in a positive team environment to share knowledge and develop skill sets.
Complexity
- Act as the single point of contact for a Project Manager for all field staff, including technicians, union technicians, Leads, Superintendents, and Field Engineers.
- Perform tasks on clients’ job sites with no supervision.
- Coordinate with clients, contractors, and subcontractors.
- Serve as the key senior field supervisor in many situations, responsible for delegating work, monitoring progress, and communicating with stakeholders on behalf of the Project Manager.
- Requires advanced technical and interpersonal skills.
Decision-Making Authority
- Oversee onsite safety and conduct toolbox talks.
- Serve as the point of escalation for Install Superintendents on assigned jobs.
- Track hours for subcontractors and internal crew.
- Operate independently on job sites, making sound judgments and decisions on behalf of the Project Manager.
- Demonstrate diplomacy when working with clients and other key stakeholders.
Physical Demands
The physical demands described here are representative of those that may be met by an employee:
- Regular exposure to construction site conditions; compliance with all safety regulations and use of PPE is required.
- Spend at least 50% of time on feet and mobile around construction sites.
- Occasionally climb ladders, use stairs, and lift/move materials up to 40 pounds.
- Regular use of keyboards, test equipment, and controls for system installation projects.
- Use of close vision, distance vision, peripheral vision, and depth perception.
- When not on construction sites, experience normal office conditions and use office equipment such as computers and peripherals.
Travel
- Frequent travel by car and occasional airplane trips are required; must possess a valid driver’s license.
- Use of personal vehicle for travel, with reimbursement at the current corporate rate.
- Local travel to job sites (within a 2-hour driving distance each way) constitutes 70-90% of travel, with remote travel up to 30% at times.
- 10% remote travel is required on a regular basis.
Safety
- Maintain and wear appropriate PPE as required by the job and tasks.
- Ensure hazards are addressed and rectified in a timely manner.
Requirements
Education & Certifications
- High school diploma or GED required.
- Associate’s or bachelor’s degree preferred.
- Lenel Certification preferred.
Skills & Qualifications
- 3+ years of related experience with administrative capabilities to manage day-to-day project requirements.
- Proficiency with the following documents and tools:
- Teams, Outlook, OneNote, BlueBeam/Adobe Reader.
- Project drawings, Programming Matrix, SRDs, UILs.
- Job Hazard Analysis (JHAs), Task Hazard Analysis (THAs), Risk Hazard Analysis (RHAs).
- RFIs, Redlines.
- Ability to review and understand:
- Matrix, Drawings, BOM List, SRD.
- Ability to:
- Understand access control/CCTV systems.
- Install ACS, CCTV, and intercom-related systems.
- Troubleshoot and fix installation issues.
- Install devices and wire head-end panels.
- Maintain job schedules and follow DIV28 specifications for quality control.
- Experience with the following systems:
- Genetec, Avigilon, Lenel, AMAG, S2, Honeywell, Software House, Bosch, DMP.
- Knowledge of mechanical retrofitting of door frames and gates for electric locking hardware and peripheral devices.
- Knowledge of accessing network interfaces for devices such as access controllers, IP cameras, intercoms, and switches.
- Experience with PC admin-level changes to connect to IP cameras and camera aiming/adjustment.
- Clean driving record and ability to operate a vehicle.
- Clean criminal record and ability to hold a security clearance/registration for your local jurisdiction (e.g., DCJS, TS Clearance).
- Active passport or ability to obtain one; ability to travel regularly.
- Able to work indoors/outdoors, including standing, sitting, ladder use, and lifting up to 40 lbs.
