Senior Global Transactions Manager - Data Center and Real Estate
About the role
The Senior Global Transactions Manager - Data Center & Real Estate plays a key role in structuring, negotiating, and closing complex real estate deals for NVIDIA's data center, office, labs, and garage portfolios. This position is based in Santa Clara and reports to the Director of Real Estate & Site Services.
Responsibilities
- Direct and supervise real estate transactions, collaborate on site identification and coordinate due diligence
- Negotiate data center leases, power and utility agreements, financing contracts, and other related documents
- Structure and negotiate outstanding data center lease terms that align with NVIDIA’s operational requirements, financial objectives, and long-term business outlook
- Carefully coordinate transactions across NVIDIA’s office, labs, garage, and ancillary real estate portfolio, both domestically and internationally
- Serve as the main liaison between NVIDIA and landlords, brokers, internal and external legal counsel, and technical advisors, maintaining alignment and clarity among all parties involved
- Partner closely with Finance, Legal, Insurance, Tax, and other internal teams to manage risk, timelines, and internal expectations
- Review, analyze, and provide strategic mentorship on letters of intent, leases, subleases, assignments, work letters, power agreements, and other complex contractual documents
- Navigate diverse cultural, regulatory, and market dynamics while negotiating transactions across multiple geographies
- Drive negotiations to successful outcomes by balancing collaboration with firm decision-making and sound business judgment
Requirements
- 12+ years of experience in real estate transactions, encompassing substantial U.S. and international exposure, with an emphasis on data center real estate
- Bachelor’s degree or equivalent experience in economics, finance, accounting, real estate, or a related field
- Demonstrated skill in negotiating data center leases, power and utility agreements, and office leases, coupled with a strong grasp of cost factors, market conditions, and operational limitations
- Experience leading site selection and due diligence, including zoning, environmental, and utility considerations
- Solid understanding of real estate finance, legal concepts, and business fundamentals, with the ability to clearly communicate complex contractual terms
- Shown skill in directing and coordinating external consultants, brokers, legal counsel, and technical advisors
- Proficient in financial modeling using Excel and familiar with real estate accounting principles
- Shown skill in navigating diverse cultural, regulatory, and market dynamics while negotiating transactions across multiple geographies
- Excellent communication, collaboration, and executive-level presentation skills
- Able to lead global transactions across time zones, with flexibility for evening hours as needed
Qualifications
- Advanced degree in Business Administration, Law, Real Estate, or related professional experience is viewed as equal
- Track record of successfully closing highly complex, multi-stakeholder global transactions
