Roles and Responsibilities
- Absorb key roles throughout the estimating, bidding, vendor and subcontractor proposal review, and purchasing processes.
- Collaborate with the Director of Preconstruction and the company leadership team to decide whether to bid or not.
- Support the Director of Preconstruction in assigning lead estimators for each project based on their skill set and schedule alignment.
- Delegate tasks and responsibilities to direct reports and supervise/mentor their work.
- Perform detailed quantity take-offs of HVAC equipment and systems, including hydronic and air sides.
- Develop budgets from narratives during schematic design and through design development and to construction documents.
- Create bid packages/contract scopes of work for subcontractors, evaluate their bids, and issue contracts.
- Participate throughout the estimating, bidding, vendor and subcontractor proposal review, and purchasing processes.
- Prepare, finalize, and review preliminary and/or final proposals/submittals completely.
- Provide technical support to the leadership team and Project Managers.
- Evaluate and discuss possible solutions with Manager, Project Manager, Sub-contractor, Supplier, and/or customer.
- Coordinate the selection, pricing, and integration of equipment, controls, and services for each project.
- Lead the team, resolve issues, and solve problems that arise.
- Perform construction plan reviews or other requirements as necessary to meet all customer’s facility requirements.
- Prepare and review contract terms and conditions using standard contract templates when applicable.
- Assist the Director in developing project fulfillment schedules with the project team.
- Resolve major deviations from the scope with the team after Project Scope Validation.
- Provide knowledge and consultation in the form of developing facility-related solutions for the customer’s problems.
- Determine project needs, constraints, and responsibilities to meet the entire customer’s Building system design and installation requirements.
- Show a functional acumen to support how solutions will address client goals while maintaining alignment with industry best practices.
- Visit client sites and project sites to survey conditions and make observations as needed.
- Assist in the interview and selection of new estimators.
- Maintain staff performance and complete performance reviews.
- Collaborate with team members to solicit proper expertise in order to meet customer needs.
- Assist the Director in managing total preconstruction efforts.
Qualifications and Education Requirements
- Minimum of 5 – 10 years’ experience in the HVAC industry.
- Demonstrated ability to read and understand blueprints and construction plans and specifications.
- Ability to understand HVAC systems and controls and basic HVAC principles, and perform calculations.
- Strong communication skills.
- Strong work ethic.
- Proficient with all Microsoft Office related products.
Key Requirements
- Regular and supervisory probation period required, if applicable.
- Random drug testing required.
- Must successfully pass a background check.
- Valid driver’s license and clean driving record required.
