Duties and Responsibilities
- Review drawings, specifications, and bid documents to define project scope, assumptions, and risks, develop bid strategies, coordinate pre-bid meetings, and prepare competitive, compliant proposals.
- Solicit, evaluate, and negotiate subcontractor and supplier proposals, manage RFIs, addenda, and clarifications to ensure accurate and complete estimates.
- Perform detailed digital and manual quantity takeoffs, develop cost models covering labor, materials, equipment, and subcontractor scopes, and produce schedules of values and job cost breakdowns.
- Lead the buyout process, assign trades, manage subcontractor awards, track procurement progress, and support contract negotiations and change orders.
- Guide and train junior estimators, provide estimating expertise, and foster a collaborative, high-performing team environment.
- Maintain strong relationships with subcontractors, suppliers, and clients, while monitoring regional construction trends to inform estimating strategy.
Qualifications
- Five to eight (5–8+) years commercial construction estimating experience
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred)
- Experience developing estimates for mid- to large-scale commercial projects valued between $12–$50 million
- Proven ability to lead complex proposals and manage subcontractor bids
- Experience with Procore, Bluebeam, and other construction-related software platforms for estimating purposes
- Strong negotiation, planning, and communication skills
- Skilled at interpreting drawings, specs, and technical documents
- Deep knowledge of construction processes, materials, and systems
- Experience working with subcontractors and suppliers in a competitive bid environment
Knowledge and Skills
- Detail-oriented, analytical, and solution-focused
- Collaborative mindset; able to lead in a fast-paced environment
- Proficiency with digital takeoff and estimating software
- Structural or concrete estimating experience
- Common knowledge of healthcare related construction projects (preferred)
