About the Role
Brandywine Realty Trust is seeking an experienced construction leader, with a proven track record of overseeing the entire life cycle of complex, large-scale construction projects. This person will work closely with the Development team and internal and external stakeholders through each stage of the construction process. The Sr Director, Construction will be responsible for full project oversight of both the Architect and Construction Manager throughout the design and construction phases of projects.
Responsibilities
Project Design: Represent the Owner and have full responsibility for the management, coordination, and contract administration of the design professionals and other consultants from conceptual design through project completion.
- Manage the preparation of professional services agreements and administer the agreement through the duration of the project
- Direct, coordinate, and schedule design deliverables from the preconstruction phase through construction administration phase
- Review and approve payment applications
- Review and approve all add service proposals
- Direct, coordinate, and approve the execution of Owner initiated scope changes through project completion
- Schedule and attend regular design meetings
- Ensure timely and accurate performance of the design team relative to RFIs, Submittals, ASIs, Bulletins, etc.
- Work with design team, contractors, and other consultants in the preparation and submission of detailed construction budgets and schedules – including management, review, and approval of preparation and procurement of construction pricing from job initiation through completion
Construction Administration: Supervise and direct administrative, accounting, and construction personnel, as needed, to ensure projects are completed timely, safely, and in a cost-effective manner. Act as Owner's lead representative overseeing the design and construction of large building projects from preconstruction through final completion.
- Prepare RFPs and coordinate the evaluation and selection of the Construction Manager or General Contractor
- Review and approve project schedules and periodic updates as prepared by Construction Manager
- Participate in the preparation of Construction contract and fully administer the same
- Review and approve all Contract Change Orders
- Prepare and maintain overall project schedule and budget
- Act as Owner's representative in all meetings, conferences, etc.
- Review and approve Contractor's quality control and safety programs
- Coordinate and facilitate the work of third-party inspectors under professional services agreements with the Owner
- Serve as primary contact regarding issues with government agencies, code officials, local authorities, etc.
- Review and monitor the Contractor's safety performance
- Facilitate timely and efficient close out of a project
- Other duties as assigned
Required Skills & Expertise
- Industry Knowledge: Relevant experience is projects spanning commercial, multi-family, retail, and hospitality
- Government Relations: Proven ability to successfully partner with government agencies and authorities throughout each phase of a project
- Leadership: Strong leadership and team management skills to guide diverse internal and external teams and effectively interact with company's Sr Leadership Team
- Financial Acumen: Track record of controlling costs, negotiating with vendors, and understanding broader economic implications of decisions
- Strategic Thinking: Ability to think long-term, understand the micro and macro factors that could impact a project, and develop strategies to adapt
Qualifications
- Bachelor's degree in Civil Engineering, Construction, or related field required
- 20-25+ years of experience construction design and execution
- Experience in project management on projects in the $300-$500 million range
- Diverse portfolio of work
- Experience is CBD and high-rise construction experience required
