Senior Director, AI Solutions & Delivery

About the role

The Sr. Director, AI Solutions & Delivery at Kilroy Realty is responsible for embedding AI directly into the company’s business processes, building custom AI applications, evaluating commercial tools, and communicating effectively with executive leadership.

Responsibilities

• Embed in the Business: Work directly inside Kilroy's business functions from day one, build relationships across the organization, identify where AI changes the right answer in workflows and decisions, and act on it before they get locked in.
• Build Custom AI Applications: Lead development of AI applications and agents on the enterprise data platform, prioritize use cases with clear business value, exercise independent judgment on architecture and build standards, and deliver solutions that work in production.
• Own the Build vs. Buy Pipeline: Proactively identify, evaluate, and pilot commercial AI products aligned to business objectives, evaluate vendors with technical judgment, and develop clear recommendations for leadership.
• Drive the AI Roadmap: Maintain and execute a sequenced AI delivery roadmap with clear milestones, owners, and success metrics, present progress and priorities to the CTO and executive team, and apply independent judgment on sequencing trade-offs and resource priorities.
• Build Thought Leadership: Shape how Kilroy thinks about AI, internally through clear communication to leadership and across the organization, and externally by representing Kilroy's AI perspective as the program matures.

Qualifications

• 8+ years of progressive experience in AI, data, or enterprise technology roles with at least 3 years in a senior delivery or ownership capacity.
• Hands-on experience building and deploying AI applications or agents in a production enterprise environment.
• Data platform fluency - comfortable building on top of data pipelines, warehouses, and APIs without requiring a data engineer for every decision.
• Demonstrated ability to run structured technology evaluations and Build vs. Buy decisions with recommendations delivered to senior leadership.
• Strong executive communication skills - able to translate technical work into business impact and strategic narrative without losing the room.
• Track record of owning a delivery roadmap with accountability for milestones, trade-off decisions, and outcomes.
• Bachelor's degree in computer science, Information Systems, or related field.
• PREFERRED: Experience with Microsoft Fabric, Azure AI Studio, or Copilot Studio, familiarity with real estate platforms like Yardi or VTS, background in a regulated or data-sensitive industry, relevant certifications in AI, cloud platforms, or data engineering.
