Senior Construction Manager

About the Role

This is a high-impact Owner/Developer role responsible for managing projects from acquisition and preconstruction through design, construction, and final delivery. Unlike a traditional Owner's Representative position, this role requires a true construction professional with a strong General Contractor background and a comprehensive understanding of project execution.

The successful candidate will oversee multiple projects simultaneously while serving as the primary liaison between ownership, architects, consultants, General Contractors, and internal investment leadership. This is an ideal position for a proactive, solutions-oriented construction leader who takes ownership, anticipates challenges before they arise, and confidently drives projects to successful completion with minimal oversight.

Responsibilities

  • Participate in acquisition due diligence and project feasibility reviews.
  • Lead design development efforts in collaboration with architects and consultants.
  • Develop and manage project budgets throughout the planning process.
  • Review scopes of work and identify opportunities for cost savings and efficiency.
  • Lead value engineering initiatives while maintaining project quality and design intent.
  • Develop bid packages and manage contractor procurement processes.
  • Evaluate contractor proposals and negotiate buyouts.
  • Support contract negotiations and project setup activities.
  • Manage all phases of construction from mobilization through substantial completion.
  • Develop, monitor, and enforce project schedules.
  • Maintain strict cost control and budget management.
  • Review and negotiate change orders.
  • Oversee quality assurance and quality control initiatives.
  • Identify, mitigate, and manage project risks.
  • Cover architect, engineer, consultant, and project stakeholder coordination.
  • Manage General Contractors and subcontractor performance.
  • Serve as the owner's representative throughout project execution.
  • Lead project meetings and provide detailed reporting to executive leadership and investment teams.
  • Manage punch list completion and project turnover activities.
  • Coordinate commissioning and occupancy requirements.
  • Oversee financial reconciliation and final project accounting.
  • Manage warranty administration and post-construction support.

Qualifications

  • Minimum 10 years of commercial construction experience.
  • Strong background working for a General Contractor with progressive project management responsibilities.
  • Experience managing projects from preconstruction through final closeout.
  • Ground-up commercial construction experience required.
  • Demonstrated expertise in budget development and cost management.
  • Experience leading contractor procurement and buyout negotiations.
  • Strong schedule management and project controls experience.
  • Experience coordinating architects, engineers, and design consultants.
  • Ability to manage multiple projects simultaneously.

Preferred Experience

  • Experience working directly for a developer, owner, or owner's representative.
  • Exposure to development, redevelopment, mixed-use, industrial, multifamily, life sciences, or commercial office projects.
  • Familiarity with East Coast construction markets.
