What You’ll Do
- Lead complex on‑site commissioning activities—performing functional performance tests, troubleshooting systems, documenting issues to closure, and ensuring building systems are installed and operating according to design intent and owner requirements.
- Coordinate with clients, designers, contractors, and vendors to deliver high‑performing buildings and an excellent project experience.
- Plan and execute functional performance testing for HVAC, electrical, life safety, and integrated systems; verify sequences of operations.
- Lead field troubleshooting and diagnostics; analyze trends and BMS data to identify root causes and corrective actions.
- Maintain master deficiency lists and commissioning logs; drive issues to closure with clear ownership and timelines.
- Review submittals and shop drawings; confirm testing points and data requirements for effective verification.
- Conduct site observations during construction to verify installation quality and readiness for testing.
- Coordinate with contractors, controls vendors, and TAB firms to sequence tests and minimize re‑work.
- Develop test procedures and adjust in the field as needed to reflect real‑world conditions.
- Document results with photos, data, and narratives; produce timely field reports with clear recommendations.
- Support retro‑commissioning and re‑testing after corrective actions; confirm performance against owner requirements.
- Provide on‑the‑job guidance to Cx Agents and EITs; model safety, professionalism, and quality standards.
Minimum Requirements
- 10 years of experience with MEP systems, automation, and controls OR Bachelor’s degree in Engineering (Mechanical or Electrical) with five years of applicable experience
Preferred Qualifications
- Extensive hands‑on field experience with HVAC and/or electrical systems, building automation and controls, and integrated testing.
- Ability to read and interpret drawings, specifications, and complex submittals; strong understanding of sequences of operations.
- Clear, concise technical writing and documentation; strong organization and follow‑through.
- Proficiency with Microsoft Office and comfort with commissioning software platforms and mobile field tools.
- Relevant certifications such as CxA, CxT, or similar are a plus; OSHA 10/30 preferred.
