Senior Assistant Property Manager - Commercial Property

About the role

The Senior Assistant Property Manager assists the Property Manager in managing all areas of the commercial property, including direct supervision of staff, maintaining client facilities, and coordinating various functions.

Responsibilities

  • Manage commercial building staff in the absence of the Property Manager or General Manager
  • Ensure all property files are prepared and maintained in an orderly manner
  • Prepare lease abstracts and monthly rent rolls
  • Coordinate tenant move-ins and move-outs, including furniture delivery and pick-up
  • Oversee maintenance of work order and purchase order systems
  • Oversee aspects of tenant improvement work with management oversight
  • Lead regular inspections of properties with janitorial and landscape providers
  • Manage aspects of annual budgets preparation, CAM reconciliations, and monthly financial reports
  • Assign tasks and manage others' workloads

Requirements

  • 5+ years of commercial real estate property management or related experience
  • Active Real Estate license in the state worked in OR RPA or CPM professional designation(s)
  • Basic understanding of computer software programs and base building systems
  • Ability to reconcile CAM, insurance, and real estate taxes, and understand lease terms

Qualifications

  • Basic understanding of tenant service packages and databases
  • Ability to process management and maintenance staff hours, expense reports, and check requests
  • Knowledge of electrical usage, after hours HVAC, and similar tenant bill-backs
  • Experience with office procedures and operation's procedure manual updates
  • Ability to obtain certificates of insurance for tenants and vendors
  • Ability to oversee aspects of tenant improvement work

Compensation for this role ranges from $72,250.00 to $85,000.00, based on factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements.
