Job Requirements

  • Excellent communication skills both on the phone and in-person
  • Works well in a team setting or independently
  • Has good organizational skills and basic bookkeeping
  • Knowledge of computers is a must (Microsoft Office, Outlook, Etc.)
  • Valid driver's license and insurance with access to reliable transportation
  • Openwork availability, including weekends and some holidays
  • Willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.
  • Willingness to travel/work in multiple locations if needed (temporarily)
  • Eligible to work in the United States
  • High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
  • Team player and strong leadership skills
  • Profit-driven
  • Constant movement and ability to lift and move 35 lbs. regularly and occasionally up to 50 lbs.
  • Clean employment history, criminal history, driving record, and successful drug screen

Responsibilities

  • Maintain daily operations of the self storage property
  • Successful conversion of telephone, internet, and walk-in inquiries into rentals of storage units
  • Sales of boxes, locks, and packing material
  • Manage account receivable process through pursuit of collections, posting of payments, and processing of daily bank deposits
  • Ensure the company standards of cleanliness & appearance
  • Marketing to local businesses and apartment managers
  • Maintain accurate records for each customer including lease, addendums, and correspondence
  • Perform light repair and maintenance duties, including but not limited to: clean units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathrooms
  • Perform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cart
  • Monitor the physical condition of the property and report any maintenance issues
  • Oversee contractors and third-party vendor’s work
  • Keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines of storage units
  • Aid with the auction process
  • Manage truck rentals, reservations, truck/trailer parking, and routine maintenance
