Education, Experience, and License Qualifications
- High School or GED equivalent
- Understanding and knowledge of yardwork and general facility maintenance
- One year of maintenance, repair, or HVAC experience preferred but not required
- Valid Driver's License
Job Functions
Ground Responsibilities
- Conduct thorough cleaning and pick-up of debris or trash throughout exterior areas of the property
- Maintain cleanliness of sidewalks, breezeways, parking lots, green spaces, and community signage areas
- Ensure community trash receptacles, compactor areas, and pet stations are well-maintained and free of debris or large items around the perimeter
- Auxiliary tasks include assisting with light landscaping tasks such as raking, weeding, trimming, and watering as directed by the maintenance team
- Maintain cleanliness and presentation of pool deck areas, courtyards, grilling stations, benches, and outdoor amenities
Community Appearance Support
- Assist the maintenance team with light painting of curbs, signposts, and exterior touch-ups as needed
- Conduct light checks around the property and replace breezeway or exterior bulbs as needed
- Help maintain shop and storage areas in a clean and organized manner to support quick inventory assessment
- Auxiliary tasks include assisting with preparation of vacant, unoccupied apartments with light cleaning or removal of debris as requested
Additional Responsibilities
- Aid the team with the distribution of communications to residents' doors
- Support the maintenance team with seasonal tasks including storm/snow preparation or cleanup
- Promote good professional relations with residents, co-workers, and company staff
- Display a friendly and courteous attitude toward prospects, residents, vendors, and other employees
- Maintain professionalism

Work Schedule & Availability
Groundskeepers work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.
