Sales and Property Manager Overview
The Sales and Property Manager is the leader of Genuine Work, overseeing operations, sales, marketing, reputation management, and community engagement. Key responsibilities include managing day-to-day operations, coordinating with hourly staff, conducting daily inspections, maintaining preventative maintenance, and managing vendors.
Primary Responsibilities
- Provide presence and manage the day-to-day operations of the co-working space.
- Manage hourly teammates specifically assigned to the co-working space.
- Ensure minimal revenue loss from commencement dates.
- Oversee co-working tenants, including housekeeping, maintenance, community management, and sales and marketing.
- Prepare and submit periodic reports as required.
- Lease and manage all co-working spaces and coworking space members.
- Maintain regular communication with tenants to ensure retention after initial agreements expire.
- Address commercial tenant inquiries, concerns, and requests promptly and professionally.
- Conduct periodic property inspections.
- Implement strategies to enhance tenant satisfaction and retention.
- Maintain lease renewals and coordinate renewal letters.
- Work with Facilities Maintenance to ensure timely completion of building-wide repair/maintenance projects and follow up with tenants.
- Identify and record problem areas for tenants and proactively resolve them.
- Communicate and coordinate with tenants/members regarding the operation and maintenance of shared building systems, common areas, etc.
- Develop a strong understanding of lease and membership terms, including economic points and responsibilities.
- Maintain compliance with requirements such as operating requirements, hours of operation, and use clauses.
- Monitor and manage the space to minimize risk, ensuring all lease payments are due/collected.
- Avoid non-compliance with contracts pertaining to assigned properties.
- Maintain positive relationships with the local community.
- Build a network of community business partners and organizations to assist in increasing business to Genuine Work.
- Collaborate with marketing for on-site events, tenant partnerships, holiday operational needs, business development, or other income-generating opportunities.
Qualifications
Required qualifications include a bachelor's degree in business administration, real estate, or a related field, with at least 5 years of experience in a similar role. Experience in co-working spaces, property management, and sales is preferred. Strong interpersonal skills, excellent communication, and the ability to build and maintain strong relationships are essential. Proficiency in Microsoft Office and familiarity with property management software are beneficial.
