We need to output HTML fragment only, with headings

for sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. Must not repeat job title as heading. Must not include Job ID etc. Must preserve all substantive info, no invented or summarized away detail. Remove boilerplate like EEO, legal, etc. Also remove duplicated lines, application instructions, cookie/navigation etc. We need to parse the posting. Let's extract sections: Intro paragraph: "Imagine being an employee-owner..." etc. That's about culture. Could be "About the role" or maybe "About SEH". The instruction says use headings for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. So we need to map content accordingly. We have: - Why Our Employee-owners Love SEH (quotes). That's about culture, maybe part of About the role or Benefits? Could be part of "About the role" or maybe "Benefits"? But it's testimonials. Could be placed under "About the role" as description of culture. - Why You’ll Love SEH bullet list: Collaborate on amazing projects..., Being 100% employee-owned..., Career development..., Work arrangements..., Flexible holidays..., Paid Family Leave... Those are benefits. So those go under Benefits. - This Opportunity: bullet list of duties: Acquire property rights..., Build relationships..., Conduct property research..., Represent SEH..., Track acquisition schedules..., Collaborate with multidisciplinary teams... Those are responsibilities. - Essential Qualifications: bullet list: Bachelor's degree..., Strong interpersonal..., Ability to manage..., Valid driver's license..., Ability to obtain MN Real Estate License... Those are qualifications/requirements. - Preferred Qualifications: bullet list: MN Real Estate License, 2+ years experience..., Experience with easement acquisition..., Knowledge..., Experience working..., Outgoing..., Ability to build client relationships... Those could be Skills or Qualifications (preferred). We could combine under Qualifications (maybe separate Required vs Preferred). But headings only allow Qualifications (maybe include both). Could also have Skills heading for specific skills like interpersonal, communication, etc. But we have many skill-like items. - Then: "This position requires an MVR records check verifying that you possess a valid driver’s license and a driving record which meets the requirements of SEH’s Driving Program." That's a requirement (maybe under Requirements). - "Who We Are Better Places...." description of company. Could be About the role or maybe a separate About SEH but not in allowed headings. Could fit under About the role. - "Base compensation is expected to be in the range of $35 and $42 per hour based on skill set and experience." That's Pay. - "Check out our full benefits package at SEH Hiring Journey." That's a link to benefits; we already have benefits section; maybe we can note but not needed. - "Due to current business and operational considerations, unable to hire employees residing in the following states at this time: AK, AR, CA, CT, DE, HI, KY, MA, RI, VT, and PR." That's a restriction; could be under Requirements or maybe a note. Could be included under Requirements as location eligibility. - "Candidates willing to relocate should indicate this in their application." That's application instruction; we should remove application instructions per rule. So drop. - "The selected candidate must be authorized to work for any employer in the U.S. without requiring visa sponsorship now or in the future." That's a requirement (work authorization). Keep. - Then EEO boilerplate etc remove. Thus we need sections: - About the role: include intro paragraph about culture, employee-owner, mission, maybe "Who We Are". Could combine. - Responsibilities: the bullet list under This Opportunity. - Requirements: maybe combine Essential Qualifications + MVR check + work authorization + location restrictions (states not eligible). Also maybe driver's license etc. - Qualifications: maybe Preferred Qualifications? But we already have Requirements for essential. Could treat Qualifications as preferred qualifications. Or we could have Skills heading for interpersonal etc. But we have many skill items in essential qualifications (Strong interpersonal, communication, relationship-building skills). Those could go under Skills. Let's decide: Headings we can use: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We have Pay (compensation). No Schedule info given (no mention of schedule). So we should NOT create Schedule section because no specific content. Benefits: we have Why You’ll Love SEH bullet list (employee-owned, career development, work arrangements, flexible holidays, paid family leave). Also maybe "Check out our full benefits package" but we already have. Thus Benefits section includes those bullet points. Skills: we can pull interpersonal, communication, relationship-building, ability to manage multiple priorities, ability to work independently, outgoing, customer-focused, passion for working with landowners, ability to build client relationships, etc. Also maybe knowledge of transportation etc. But those are more qualifications. However we can still put some under Skills. Qualifications: could include preferred qualifications (MN Real Estate License, 2+ years experience, experience with easement acquisition, title research, landowner negotiations, public infrastructure projects, knowledge of transportation/utility/municipal/land development, experience working with local governments, etc.) Requirements: essential qualifications (Bachelor's degree or equivalent, strong interpersonal etc? Actually those are also skills; but we can keep essential qualifications as requirements: Bachelor's degree in fields, ability to manage multiple priorities, valid driver's license, ability to obtain MN Real Estate License within reasonable timeframe, MVR check, work authorization, location restrictions (not eligible states). Also maybe "Ability to obtain a Minnesota Real Estate License within a reasonable timeframe." That's a requirement. We must not repeat content unnecessarily but preserve all substantive info. So we need to include each piece somewhere. Let's craft HTML. We'll have:

About the role

Imagine being an employee-owner of a company guided by engaged and empowered team members like yourself. Where a culture of respect, flexibility, and accountability aren't just ideals - they're our foundation, and diverse backgrounds and perspectives are valued as drivers of innovation and growth. Join us, as together, we are Building a Better World for All of Us®. SEH is currently searching for a Right of Way Specialist to join our talented Construction Services team! SEH is an employee-owned engineering, architectural, planning, and environmental company, offering a wide variety of services. We've been helping government, industrial, and commercial clients find solutions to complex challenges since 1927. Our 900+ employee-owners across the US unite behind our core purpose of Building a Better World for All of Us®.

That covers intro and Who We Are.

Responsibilities

  • Acquire property rights, easements, and access agreements needed for transportation, utility, and municipal infrastructure projects throughout Minnesota.
  • Build relationships with property owners, agencies, and project stakeholders while serving as SEH's primary representative during the acquisition process.
  • Conduct property research, review title information, prepare acquisition documents, and coordinate with survey, engineering, and legal teams to support project delivery.
  • Represent SEH at public meetings, stakeholder discussions, and project coordination meetings.
  • Track acquisition schedules, maintain project documentation, and support clients through all phases of right-of-way acquisition.
  • Collaborate with multidisciplinary teams and develop into an independent right-of-way professional through training, mentorship, and project experience.

Requirements

  • Bachelor's degree in Business, Real Estate, Planning, Public Administration, Surveying, Engineering, or a related field; equivalent experience considered.
  • Strong interpersonal, communication, and relationship-building skills.
  • Ability to manage multiple priorities and work independently.
  • Valid driver's license and ability to travel throughout Minnesota.
  • Ability to obtain a Minnesota Real Estate License within a reasonable timeframe.
  • Must pass an MVR records check verifying a valid driver’s license and a driving record that meets SEH’s Driving Program requirements.
  • Must be authorized to work for any employer in the U.S. without requiring visa sponsorship now or in the future.
  • Not eligible for hire if residing in AK, AR, CA, CT, DE, HI, KY, MA, RI, VT, or PR (unless willing to relocate).
Note: The last bullet includes relocation note; we kept location restriction but removed instruction to indicate relocation in application (that's application instruction). We kept the restriction.

Qualifications

  • Minnesota Real Estate License (preferred).
  • 2+ years of experience in right-of-way, real estate, land services, property acquisition, project coordination, or a related field.
  • Experience with easement acquisition, title research, landowner negotiations, or public infrastructure projects.
  • Knowledge of transportation, utility, municipal, or land development projects.
  • Experience working with local governments, counties, or state agencies.
  • Outgoing, customer-focused personality with a passion for working directly with landowners and communities.
  • Ability to build client relationships and support business development efforts.
We could also put some of those under Skills, but we already used interpersonal etc in Requirements. Might be duplication but it's okay as they are distinct: essential vs preferred. However we have duplicated "Strong interpersonal, communication, and relationship-building skills" in Requirements and also "Outgoing, customer-focused personality..." in Qualifications. That's fine. We could also add a Skills heading for things like interpersonal etc but we already have them in Requirements. To avoid thin sections, maybe we move interpersonal etc to Skills and keep Requirements more about education, license, etc. Let's think. We have many skill-like items: Strong interpersonal, communication, relationship-building skills; Ability to manage multiple priorities and work independently; Outgoing, customer-focused personality; Ability to build client relationships; etc. Could group under Skills. Requirements could be: Bachelor's degree or equivalent; Valid driver's license; Ability to obtain MN Real Estate License; MVR check; Work authorization; Location restrictions. Qualifications could be: Preferred qualifications (MN Real Estate License, 2+ years experience, experience with easement acquisition, title research, landowner negotiations, public infrastructure projects, knowledge of transportation/utility/municipal/land development, experience with local governments, etc.) Skills: Interpersonal, communication, relationship-building; Ability to manage multiple priorities and work independently; Outgoing, customer-focused personality; Ability to build client relationships; etc. Let's restructure. Thus:
