About the Role

As a member of the professional staff, the Renovation Project Manager contributes specialized knowledge and skill in project management to support team and department business objectives. This role provides leadership by setting expectations, ensuring communication, and guiding all individuals involved with the reserve budget. The manager ensures services are delivered in the best interest of the company, supervises a diverse group of professionals, and is accountable for staff performance, owner/client satisfaction, and maximizing staff utilization.

Responsibilities

  • Perform complex quantitative and qualitative analysis for business processes and projects.
  • Manage small projects or components of larger projects, making decisions on complex or non-routine business requests with limited to moderate risk.
  • Direct the work of non-management staff and contribute to team, department, and business results.
  • Identify opportunities to enhance business process effectiveness and provide training or technical guidance to less senior staff.
  • Participate in setting department operating plans and achieving results against budget.
  • Coordinate all aspects of renovation projects from award through completion, including scope, bid reviews, contract awards, and vendor management.
  • Participate in coordination and review meetings with owners, financial representatives, architects, engineers, city officials, and contractors.
  • Understand project scope, specifications, quality standards, details, and schedule.
  • Research, qualify, and purchase long-lead and buyout items.
  • Assist with the development and review of project schedules (submittal, coordination, production, and installation).
  • Manage the submittal process, including shop drawings, product data, samples, and mock-ups.
  • Assign and oversee project tasks to ensure adherence to policies and procedures.
  • Oversee financial performance for the group and manage staff utilization through resource allocation.
  • Resolve workload imbalances to maximize resource utilization.
  • Collaborate with vendors and contractors to ensure owner interests and procedures are followed.
  • Assist with proposal preparation, including scope, fees, schedule, and staff assignments.
  • Build strong customer relations and leverage opportunities for client loyalty through regular communication.
  • Interview and hire new contractors and conduct performance management and staff development.
  • Develop operational procedures and protocols with owners/clients and maintain these systems.
  • Report on staff utilization and overhead performance.
  • Review client capabilities and leverage the existing client base.
  • Direct activities related to construction projects, departmental moves, and capital equipment reallocations.
  • Provide cost estimates and coordinate facilities and maintenance improvements.
  • Work with outside contractors and suppliers to procure materials and services.
  • Assist in preparing capital budgets for owners/clients.
  • Develop and maintain departmental policies and resource files.
  • Create maintenance programs for buildings and grounds, evaluating alternatives and recommending corrective actions.
  • Oversee projects to minimize disruption to the customer experience.
  • Enforce standards for vendors on-site, including uniforms, behavior, and OSHA compliance.

Requirements

  • 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related major.
  • 2 years of experience in engineering, maintenance, or a related professional area.
  • Technical training in HVAC-R, electrical, or plumbing.
  • Demonstrated leadership and relationship skills.
  • Strong knowledge in a specialized discipline (e.g., project management, construction, engineering).
