About the Role

The Renovation Project Manager leads Homewise's acquisition rehab program, managing renovation projects on vacant and owner-occupied residential properties from acquisition through completion. You'll keep complex, multi-phase projects on schedule and within budget while working with contractors, homeowners, and internal teams. This role involves overseeing scope development, contractor selection, quality control, and final walkthroughs. You'll also support the Energywise team by identifying energy efficiency improvements to help families live more sustainably and affordably. The position requires analytical rigor and a commitment to the families and neighborhoods served.

Responsibilities

  • Manage Homewise's acquisition rehab program from acquisition through project completion on vacant and owner-occupied properties.
  • Develop detailed scopes of work, identifying necessary repairs, upgrades, and energy efficiency improvements.
  • Prepare and manage project budgets; apply value engineering principles to control costs without compromising quality.
  • Solicit, evaluate, and select qualified contractors and subcontractors for renovation work.
  • Review and approve contractor bids and change orders, ensuring alignment with approved scope and budget.
  • Manage contractor and subcontractor performance to ensure work is completed on schedule, to specification, and in compliance with contract terms.
  • Conduct regular site visits to monitor progress and address issues as they arise.
  • Perform quality control inspections to confirm work meets Homewise standards and building codes.
  • Conduct final walkthroughs and punch-list reviews prior to project closeout.
  • Manage owner-occupied rehabilitation projects funded through grant-funded programs, from scoping through completion.
  • Assist the Energywise team with project management tasks, including coordinating contractor bids, scheduling, and tracking energy efficiency improvements.
  • Coordinate with the Mortgage Finance Authority (MFA) on subsidy administration, compliance, and reporting requirements.
  • Serve as the primary point of contact for homeowners, contractors, and internal stakeholders throughout the renovation process.
  • Communicate project status, timelines, and issues clearly and proactively in both English and Spanish.
  • Document all project assessments, decisions, and outcomes accurately and in a timely manner in Homewise's systems.

Requirements

  • Minimum 3 years of experience in construction management, real estate development, or a related field.
  • Bachelor's degree in construction management, real estate, or a related field (or equivalent experience).
  • Fluency in Spanish and English (both verbal and written).
  • Knowledge of residential construction and energy efficiency practices.
  • Experience reading and interpreting construction specifications and building codes.
  • Available to work in-office during Homewise's core business hours of 8 am–5 pm, Monday through Friday.
  • Ability to travel frequently to project sites in the Albuquerque and Santa Fe metro areas.
  • Must be able to navigate varied terrain and construction site conditions.
  • Must be able to occasionally lift objects up to 25 pounds.

Preferred Qualifications

  • Experience managing contractors and subcontractors.
  • Experience developing scopes of work and controlling project budgets.
  • Experience in grant-funded or nonprofit construction programs.
  • Familiarity with project management software or construction management systems.
