About the Role
Customer service-based position focused on contacting borrowers to obtain post-fund conditions. You will serve as the primary contact for borrowers, contractors, HUD consultants, and third-party vendors.
Responsibilities
- Review renovation fundings daily and set up individual folders on the team’s system to pull and review all important documents and budgets for each funded project accurately.
- Send out welcome emails to all parties involved in renovation projects.
- Complete and maintain monthly check-ins and communication with all parties on every renovation file.
- Process renovation draw requests, change orders, change order releases, permissions to occupy, title update orders, final release of contingency/remaining balance, request principal reductions, etc.
- Ensure complete and timely loan draws are prepared and contractors are paid promptly.
- Maintain and balance budgets to ensure renovation loans are balanced, projects are completed on time, and contractors adhere to project timelines.
- Complete all payment requests within Wrike for Renovation Operations Manager or Department Manager approval.
- Handle company-wide risk management and internal control functions, including procuring renovation contractor insurance, ordering title updates, and resolving mechanic’s liens and surety bonds.
- Assist with the transaction closing-out process.
- Manage all vendor payables, mortgage payments financed in the renovation budget, various fees, renovation loan reconciliations, and project disbursements.
- Analyze and suggest internal procedural changes to improve accuracy, efficiency, and productivity.
- Maintain exceptional customer service and strong working relationships with third-party resources, including borrowers, contractors, HUD consultants, title companies, inspectors, and additional vendors.
Requirements
- Mortgage background, specifically in customer service, renovation, or post-closing, is preferred.
- High school diploma or equivalent.
- Experience with calling and emailing borrowers, obtaining post-fund conditions, and using Microsoft Excel, Word, and Outlook.
- Must be able to verify identity and employment eligibility to work in the U.S.
Physical Demands
- Must be able to lift up to ten pounds.
- Primary functions require sufficient physical ability and mobility to work in an office setting; stand or sit for prolonged periods; occasionally stoop, bend, kneel, crouch, reach, and twist; and operate office equipment requiring repetitive hand movement and fine coordination, including keyboard use.
- Must be able to see in the normal visual range with or without correction.
- Must be able to hear in the normal audio range with or without correction.
