Pay

Competitive salary: $84,000 - $94,499 /year. If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.

Regional Scope

This role supports communities across a multi-state territory, including the Greater Nashville area, Memphis/Cordova, and Huntsville, Alabama. Frequent travel throughout the region is required, with the ability to support onsite needs as they arise—including urgent or high-priority situations.

Responsibilities

• Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards
• Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement
• Implement and reinforce standardized maintenance procedures, processes, and safety practices
• Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges
• Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness
• Monitor performance trends, identify opportunities for improvement, and implement operational enhancements
• Ensure compliance with company standards, safety regulations, and applicable codes

Requirements

• 5+ years of experience in multi-site or regional maintenance leadership
• Strong technical expertise across HVAC, plumbing, electrical, and building systems
• Proven leadership experience with a focus on team development, coaching, and performance improvement
• Ability to influence across teams and partner effectively with operations leadership
• HVAC certification and/or boiler license a plus
