About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role is based in Escondido, California.
Responsibilities
- Ensures properties meet operational, financial, and business performance goals.
- Collaborates with CMs to ensure portfolio and community performance.
- Collaborates with regional support services leaders to improve asset and team performance.
- Takes ownership of and implements local and national operational initiatives.
- Oversees and manages budgets to meet or exceed financial targets.
- Prepares and presents regular reports on property performance, financial metrics, and market trends.
- Fosters positive relationships with tenants and addresses their concerns promptly.
- Develops and implements tenant retention programs.
- Collaborates with leasing teams to implement effective marketing strategies.
- Ensures optimal occupancy rates through targeted leasing efforts.
- Oversees maintenance programs to ensure properties are well-maintained and compliant with regulations.
- Ensures properties meet Company and owner’s established standards through routine site and safety inspections.
- Implements preventative maintenance plans.
- Stays current with local, state, and federal regulations affecting property management.
- Identifies and mitigates potential risks related to property management and ensures appropriate insurance coverage.
- Conducts market research and analysis to identify opportunities for property improvement.
Qualifications
- Bachelor’s/Master’s degree from an accredited college or university preferred in Business, Real Estate, or related fields.
- Proven experience in a leadership role managing diverse properties.
- Proficiency in property management software (Yardi and/or Real Page), word processing, spreadsheet, and database management applications.
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In-depth knowledge of real estate laws, regulations, and market trends.
- Abilities to create and manage stakeholder relationships.
- 3 years minimum of relevant experience.
Specialized Skills
- Real Estate license required in specific markets, otherwise preferred.
- Industry certifications (e.g. CPM, CAPS, CAM, etc.) preferred.
Pay
The salary range for this position is $135,000 - $140,000 (San Diego, CA).
