Regional Property Manager

About the role

As a Regional Manager, you will join during an exciting phase as we grow our business into a tech-forward property management service that will transform the real estate industry.

Responsibilities

• Provide best-in-class operational performance and service to owners
• Own the takeover process and assume operational control of assets after close
• Promote operational efficiencies by monitoring and training on property management software platforms (Resman, Coupa, etc.)
• Develop annual operating budgets, forecast rental income, revenues, operating expenses, and capital projects
• Provide operational support and training to Property Managers with regular reviews of financials, occupancy forecasts, and other business activities
• Communicate regularly with support function leads and leadership to develop new best practices
• Work with Regional Maintenance Directors to establish vendor relationships, execute preventative maintenance plans, and train maintenance teammates on cost mitigation
• Provide capital improvement suggestions for properties
• Monitor proposals and contracts for large projects, ensuring proper approvals and work progress
• Know the market for each property and visit competitors regularly
• Ensure resident complaints are handled appropriately and timely
• Maintain knowledge of project-based affordable housing programs
• Ensure staff effectiveness through ongoing training, coaching, and compliance with ResProp benchmarks
• Address performance problems, document issues, and terminate when necessary in coordination with HR
• Review and approve timesheets, vacation, and sick time
• Promote team harmony and quality job performance through leadership
• Maximize net operating income through cost control and revenue improvement strategies
• Develop yearly operating budgets and forecasts with Property Managers
• Ensure timely property closeout and accurate financial reports for ownership
• Collaborate with Property Managers and Marketing to develop leasing strategies
• Oversee leasing techniques, follow-up procedures, lease documentation, and reporting systems
• Show, lease, and move in prospective residents
• Manage customer service and monitor maintenance staff responsiveness
• Maintain property appearance and ensure timely completion of repairs through regular inspections
• Complete quarterly Regional Manager audits as directed

Requirements

• At least 5-7 years of third-party property management experience as a manager
• At least 2+ years of experience as a third-party multi-site or area manager
• Long-term focus and desire to work in a fast-paced, growing organization
• Bachelor’s degree from a 4-year accredited university
• Laptop for work purposes
