Regional Property Manager
About the Role
ResProp Management is a multi-family property management company serving people, community residents, and owners. As a Regional Manager, you will join at an exciting, early phase of growing the business into a tech-forward property management service.
Responsibilities
- Providing best in class operational performance and zealous service to owners
- Owning the takeover process and assuming operational control of the asset after close
- Promoting operational efficiencies by monitoring and providing training on property management software platforms (Resman, Coupa, etc.)
- Developing operating budgets annually, forecasting rental income, revenues, operating expenses, and capital projects
- Providing operational support and training to Property Managers with regular reviews/reports on operating/capital financials, occupancy forecasts, and other relevant business activities
- Communicating regularly with support function leads and leadership in developing new and innovative best practices
- Working with Regional Maintenance Directors to establish vendor relationships and pricing, executing preventative maintenance plans, and training maintenance teammates on cost mitigation and work order response
- Working with your Regional Maintenance Director to provide capital improvement suggestions for the future of the sites
- Monitoring all proposals and contracts for large projects at sites and checking work in progress; ensuring proper contract approvals are implemented
- Knowing the market for each property and visiting property competitors on a regular basis
- Ensuring that all resident complaints are handled appropriately and timely
- Maintaining knowledge of project based affordable housing programs
- Ensuring effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with ResProp training benchmarks
- Dealing effectively and consistently with performance problems; documenting adequately, communicating with direct supervisor and HR, and terminating appropriately when necessary
- Ensuring all counseling forms, written evaluations, and salary requests are provided for review to the Regional Vice President or the Senior Vice President and delivered to the Human Resource department
- Reviewing all timesheets and ensuring hours indicated are correct, vacation and sick time reported, and hours are approved
- Promoting harmony and quality job performance of staff through support and effective leadership
- Achieving the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identifying trends and recommending strategies and adjustments
- Working with your Property Managers to develop yearly operating budgets/forecasts
- Ensuring property closeout is completed on time and ownership financial reports are accurate
- Working with your Property Manager and Marketing team to provide marketing strategies to generate rentals
- Ensuring staff leasing techniques are effective in obtaining secured leases, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
- Effectively showing, leasing, and moving in prospective residents
- Managing excellent customer service and monitoring service request turnaround and responsiveness of maintenance staff
- Maintaining property appearance and ensuring repairs are noted and completed on a timely basis (requires regular property inspections and tours)
- Completing the quarterly RM audits as directed
Requirements
- At least 5-7 years of 3rd party property management experience as a manager
- At least 2+ years experience as 3rd party multi-site manager or area manager
- Long term focus and desire to work in a fast-paced, growing organization
- Bachelor's degree from 4-year accredited university required
- A laptop to use for work purposes
