Reports to: Senior Regional Manager/VP, Property Management. Regular, full-time, exempt position with supervisory responsibilities.

About the role

The Regional Manager, Property Management oversees a portfolio of USA communities—family, senior, conventional, and/or affordable—across San Jose, Santa Clara, Marina, Morgan Hill, and (once construction is complete) Fremont. The current portfolio consists of 5+ properties and ~835 units, growing to 1,100 units. Candidates must be based in or near the portfolio.

Responsibilities

  • Supervise all employees within the assigned portfolio to ensure adherence to company policies and procedures.
  • Monitor marketing needs, recommend improvements, review occupancy status, and maximize rent schedules.
  • Review and approve expenditures within specified budgetary guidelines.
  • Resolve resident relation issues.
  • Complete performance evaluations for supervised employees.
  • Audit property administrative, accounting, and maintenance areas for compliance with established policies.
  • Review and approve timecards and time-off requests.
  • Prepare annual operating budgets.
  • Complete required quarterly lender and regional reports.
  • Mentor and counsel supervised employees.
  • Coordinate communication between community managers and the corporate team.
  • Review and approve expenditures, negotiate and evaluate contracts.
  • Approve and participate in all on-site personnel hires, status changes, and terminations.
  • Monitor, support, and suggest marketing improvements; review and suggest rent increases.
  • Conduct quarterly regional inspections/audits to ensure compliance with processes and procedures.
  • Perform consistent support site visits to ensure operational efficiency.

Requirements

  • Bachelor’s degree or equivalent job experience.
  • Minimum 2 years’ experience as a Regional Property Supervisor.
  • Knowledge of Section 42 Tax Credit Program, HUD, RHCP, and local city/state programs.
  • 3+ years’ experience managing/supervising multiple properties.
  • Comfort with regular travel to the Bay Area.
  • Working weekends, overtime, and travel may be required.
  • Travel to corporate office in Roseville for meetings and trainings.
  • Monthly and quarterly site visits to communities in the portfolio.
  • Attend and participate in investor, bank, SHRA, CTCAC, and tax-credit property inspections.

Pay

$115,000 – $140,000 annually plus bonus, depending on experience.
