Position Summary

The Regional Manager (RM) oversees the operational and financial performance of a portfolio of properties. This role requires a hands-on leader who can drive team performance, maintain client relationships, and ensure the successful execution of business strategies to align with company objectives.

Responsibilities

  • Oversee the recruitment and interview process for all site-level positions within the portfolio, ensuring proper approvals and alignment with company hiring standards.
  • Conduct regular team meetings, 1-on-1 coaching sessions, and annual performance reviews to mentor, develop, and manage team members effectively.
  • Coincides with the HR team on HR issues, to ensure compliance with HR policies and procedures, and provide conflict resolution as needed.
  • Performs onboarding, training, and mentoring of team members to ensure they have the necessary skills and knowledge to succeed.
  • Serves as the primary client liaison, handling unscheduled client communications during business hours and ensuring timely follow-up after client visits and calls.
  • Develops and executes business plans for each community, proactively strategizing on a weekly, monthly, and quarterly basis.
  • Approves expense requests and manages expense reporting to align with budget expectations.
  • Compiles and analyzes financial reporting, reviewing and approving purchase orders and invoices for accuracy and timely submission to clients.
  • Conducts physical inspections of properties, including tour paths, models, vacant units, and maintenance shops, and performs routine preventive maintenance inspections.
  • Ensures compliance with all company policies and procedures, particularly regarding procurement, financial practices, and vendor management.
  • Oversees resident and vendor-related communications, ensuring timely resolution of issues.
  • Maintains property marketing efforts, including reviewing property websites and advertising.

Qualifications

  • Education: Bachelor's degree from a four-year college or university. Experience may substitute for education.
  • Experience: Four years in multifamily property management, with at least two years in a Community Manager role. Third-party management experience.
  • Skills: Knowledge of multifamily property management operations, respective markets, and industry trends; knowledge of budgeting, financial reporting, and variance analysis; skilled in organization with the ability to prioritize tasks, manage time effectively, and handle multiple projects simultaneously; skilled in Microsoft Office Suite and Property Management Software such as Yardi; skilled in Revenue Management Software, including LRO, AIRM, and Yieldstar; skilled in effective communication verbally and in writing; skilled in developing solutions and resolving challenges proactively; skilled in leading, mentoring, and developing on-site teams; skilled in managing vendor relationships and negotiating contracts for cost control and operational efficiency; skilled in maintaining positive client relationships; skilled in thinking strategically and implementing business plans that align with financial goals and client expectations.

Physical Requirements

  • May be required to sit or stand for extended periods of time.
  • Must be able to read documents, computer screens and data.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds.
  • Must be able to operate a computer, keyboard, mouse and other office equipment.

Work Environment

  • This role requires the associate to be based in the Fort Lauderdale area and to visit assigned properties four days per week.
  • The office is an open setting which may include bright lights, constant noises and distractions.
