What you'll own
- Your people
- Supervise operations across your portfolio to keep standardized practices and procedures in place.
- Hire, train, evaluate, coach, and when needed discipline your direct reports, conducting timely reviews and ensuring every site is properly staffed.
- Own the employee experience: drive satisfaction, elevate team behaviors, and build a learning culture that keeps community teams connected to Roundhouse.
- Help Community Managers build strong team environments and site goals, and step in to cover Community Manager duties during vacancies when needed.
- Your numbers
- Review monthly financial statements and oversee routine reporting to ownership and leadership.
- Review payables, payroll, contracts, evaluations, market surveys, and monthly marketing plans.
- Prepare annual operating budgets, and monitor income and expenses to hit budget goals and grow net operating income.
- Your strategy
- Develop an annual business plan for each site, covering marketing goals, staffing levels, rent levels, and performance objectives.
- Oversee capital improvement projects and renovations, and build and execute 5-to-10-year capital plans.
- Stay sharp on local markets, competitors, and trends across your portfolio.
- Your portfolio
- Participate in due diligence for new acquisitions, including market assessment, physical inspections, lease audits, staffing and rent recommendations, and capital improvement recommendations.
- Oversee property dispositions through due diligence and closing.
- Support special projects from the Senior Vice President, from updating operations manuals to shaping new incentives, policies, and procedures.
- Your standard
- Resolve resident issues that can't be handled at the site level.
- Keep every property's interior and exterior to Roundhouse standards, inspecting curb appeal on every site visit.
- Uphold Fair Housing compliance and maintain strict confidentiality across residents, team members, owners, and vendors.
- You set the standard across every community, and the teams take their cues from you.
- One to three years in property management with multi-site responsibility at the Regional Manager level.
- The ability to travel up to 30% as needed.
- A self-starter who works well independently.
- Strong organization, with the ability to juggle and prioritize across multiple sites.
- Strong people skills: tact, discretion, and the ability to motivate and build teamwork.
- Strong supervisory skills, with clear goals, deadlines, and direction.
- A strategic mindset that keeps long-term goals in view.
- Logical problem-solving and effective communication.
- A strong grasp of accounting practices, with prior financial analysis experience.
- Intermediate skills in Microsoft Word and Excel.
- A bachelor's degree.
- Working knowledge of property management software, enough to read and interpret site-generated reports.
