About the role
The Residential Regional Maintenance Technician is responsible for overseeing facility maintenance and repairs across several multifamily properties. This role requires a minimum of 10 years of relevant experience, with at least 5 years of supervisory experience. Key responsibilities include addressing work orders, managing the Make-Ready board, ensuring property grounds are maintained, and leading by example.
Responsibilities
- Address work orders and other repair and maintenance issues promptly to prevent escalation.
- Utilize technical certifications in HVAC, CPO for pools/spas, and other areas as needed.
- Proactively maintain property cleanliness and resident amenities like pools and clubhouses.
- Lead by example, assisting colleagues and residents as needed.
- Manage the Make-Ready board to ensure timely turnover work.
- Engage in difficult conversations with employees and residents, resolving issues constructively.
- Ensure a safe working and living environment through safety-first practices and proper handling of hazardous materials.
Requirements
- Full-time, Monday through Friday, with occasional weekends.
- Occasional on-call hours as set by the Property Management team.
- Maintain own tool kit and may need to use a company-owned vehicle for work.
- Valid driver's license required.
Qualifications
- Treats residents with concern and safety, operates from integrity, honesty, and ethics.
- Familiar with employment laws, able to maintain regular attendance and punctuality.
- Demonstrates attention to detail, preventative and predictive maintenance experience, and familiarity with tools and materials.
- Able to communicate effectively, organize tasks, manage time, and work in a fast-paced environment.
- Proficient with Microsoft Office Suite or related software.
- Technical degree or certifications in HVAC, plumbing, electrical, or S1/S2 HVAC certification preferred.
- Prior experience in general building maintenance, painting, or related fields.
- Strong experience with budgeting, cost control, vendor management, and scheduling.
Physical Requirements
- Frequent lifting up to 25 pounds, occasional lifting up to 50 pounds.
- Manipulating tools and objects, using hands and eyes safely.
- Standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling.
- Moving about the property in various weather conditions and climates.
