About the role
The ideal candidate resides within the San Fernando Valley area and is comfortable traveling to properties throughout Los Angeles, Ventura County, Santa Barbara County, and surrounding areas. This person will supervise maintenance and capital improvement projects for assigned apartment communities.
Key Responsibilities
- Support RPM and Regional Maintenance Director by monitoring the quality, efficiency, and inspection of market-ready apartment turnovers, aiming for at least 50% of unrented units to be market-ready weekly.
- Maintain service request completion and quality at the RPM’s request, conducting at least semi-annual inspections and addressing performance gaps.
- Oversee capital improvement projects and ensure compliance with approved budgets, coordinating specs, bids, and contractor oversight in collaboration with the Regional Maintenance Director.
- Review resumes, interview, and recommend hires for Maintenance Service Managers.
- Oversee scheduling of Roving Maintenance Technicians to meet community needs.
- Train community associates on CONAM policies, procedures, and service standards.
- Coordinate and conduct maintenance training courses, including certifications for air conditioning, pool maintenance, and other services.
- Recommend additional training programs to improve staff skills.
- Oversee landscape maintenance and vendor contracts, including annual re-bidding, performance monitoring, and resolving issues with underperforming vendors.
- Ensure safety regulations are followed, including proper use of safety equipment and posting Safety Data Sheets.
- Affirm compliance with CONAM’s key control policy.
- Attend meetings and maintain relationships with clients and Asset Managers.
- Coordinate maintenance for renovations and new management accounts.
- Assist in due diligence for acquisitions.
- Track Cap Ex expenditures.
- Manage Interior Renovations, ensuring timely and budget-compliant completion.
- Drive locally for business purposes pertaining to property management maintenance.
Who You Are
- Experience: Minimum of 3+ years of hands-on related experience in regional apartment maintenance, minimum of 2+ years in a supervisory role guiding high performance maintenance teams and contractors.
- Knowledge: Knowledge of budgeting, managing, and completion of Cap Ex, experience in the building construction and/or maintenance field, knowledge of the building trades such as electricity, carpentry, and plumbing, ability to read and interpret blueprints and building codes, prior working experience supervising contractors and a thorough understanding of the contracting process, manage & track life safety systems- fire panels, sprinklers, & extinguishers, for each site, possess knowledge of liens and lien law.
- Technical Experience: Ability to handle tools and power equipment, such as drills, saws, grinders, electrical testers, HVAC systems, and plumbing tools, including proficiency in plumbing, electrical systems, HVAC, appliance repair, and general carpentry.
- Tech Savvy: Proficiency in Microsoft Office Applications strongly preferred.
- Problem-Solving Skills: Strong troubleshooting abilities to quickly assess and resolve maintenance issues, ensuring minimal disruption to residents.
- Communication: Excellent verbal and written communication skills to interact with residents, team members, and vendors effectively.
- Customer Focus: A passion for delivering exceptional service to residents and creating a positive living experience.
- On-Call Support Role: Availability to be on call for consultation and escalation support to on-site maintenance teams during emergencies.
Pay and Benefits
Pay range: $80,000 - $85,000 per year + Up to 12% additional compensation with bonus program.
