About the role
As a key member of our maintenance team, you will be responsible for overseeing all maintenance-related tasks, ensuring protocols and procedures are followed, and communicating issues and needs for capital expenditure.
Key Responsibilities
- Plan, develop, organize, implement, evaluate, and direct the maintenance department
- Oversee documentation, Tels, workorders, physical review, plant operation, building construction, fire alarm, sprinklers, electrical, plumbing, etc.
- Absorb administrative authority, responsibility, and accountability for directing the maintenance department
- Cook up maintenance services and activities with other related departments
- Aid in establishing a preventive maintenance program
- Repair facility/resident property as necessary
- Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control
- Participate in facility surveys (inspections) made by authorized government agencies as necessary or as may be directed
- Keep abreast of economic conditions/situations and recommend to the Administrator adjustments in maintenance services that assure the continued ability to provide a clean, safe, and comfortable environment
Requirements
- High school education or equivalent required
- 5-10 years of building experience as a maintenance director
- Valid driver's license
- Ability to conduct a background and drug screen
- Knowledge of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems
- Knowledge of building codes and safety regulations
- Licensure in accordance with current applicable standards, codes, labor laws, etc.
- Ability to read, write, speak, and understand the English language
- Ability to make independent decisions when circumstances warrant such action
- Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public
- Knowledge of maintenance practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in nursing care facilities
- Ability to plan and carry out programs in repair, new construction, and equipment installation
- Ability to relate information concerning a resident's condition
Physical Demands
- Must be able to move intermittently throughout the workday
- Must function independently and have flexibility, personal integrity, and the ability to work effectively with the residents, personnel, and support agencies
- Must meet the general health requirements set forth by the policies of this facility, which include a medical and physical examination
- Must be able to push, pull, move, and/or lift a minimum of 25 pounds to a minimum height of 5 feet and be able to push, pull, move, and/or carry such weight a minimum of 50 feet
- May be necessary to assist in the evacuation of residents during emergency situations
