About the role

The Regional Maintenance Director reports directly to the Managing Director and the Senior Regional Maintenance Director, interacting with Maintenance Supervisors across the region. The role ensures that the physical condition of apartment communities meets company standards and applicable laws in areas such as inspections, maintenance, and repairs.

Responsibilities

  • Implement and enforce company maintenance policies and procedures within the region.
  • Maintain consistent company standards for maintenance functions across communities.
  • Ensure work order standards and metrics are met.
  • Conduct regular property inspections and review reports monthly to identify maintenance needs and improvements.
  • Perform quality control checks on final products (unit turns, preventive maintenance, rehab, and capital projects).
  • Monitor open work orders weekly and monthly to ensure company standards are met.
  • Provide cost reduction recommendations.
  • Monitor and manage regional maintenance and turnover budgets and expenditures.
  • Provide on-site direction, guidance, and training to maintenance personnel and property management staff.
  • Conduct safety and maintenance training.
  • Assist in recruiting and interviewing maintenance personnel.
  • Provide training for all Maintenance Supervisors.
  • Manage regional maintenance contracts to achieve economies of scale and ensure contractor compliance.
  • Stay informed of and plan for changes in local, state, and federal code requirements related to maintenance operations.
  • Perform audits on properties, including identifying major equipment specifications and updating inventory.
  • Develop and follow preventative maintenance procedures.

Requirements

  • High School Diploma, GED, Trade, Technical, or Vocational school.
  • 5+ years of related experience.
  • 2+ years of leadership experience.

Skills

  • Knowledge of management and supervision principles.
  • Knowledge of HUD regulations regarding housing quality and maintenance standards.
  • Knowledge of company policies and procedures.
  • Knowledge of building and grounds maintenance, including practices, methods, tools, materials, electrical, plumbing, HVAC, painting, carpentry, and grounds keeping.
  • Knowledge of safety rules, risk management, and prevention.
  • Ability to supervise a comprehensive maintenance program for public housing sites.
  • Ability to analyze inspection data to determine maintenance needs and service quality.
  • Ability to develop plans and procedures for efficient and timely work completion.
  • Ability to maintain organized record keeping.
  • Ability to communicate effectively orally and in writing.
  • Ability to establish and maintain effective working relationships with supervisors, subordinates, coworkers, residents, contractors, and the public.
  • Ability to follow schedules and implementation reports.
  • Ability to prepare recommendations and reports.
  • Ability to read and understand sketches, blueprints, and written instructions.
  • Ability to read and understand financial reports.
  • Knowledge of Yardi products preferred.
  • Strong multi-tasking skills.
  • Understanding of Fair Housing, Americans with Disabilities Act, Landlord Tenant Law, OSHA Standards, and local/state building codes.

Work Environment

This job operates in a professional office environment and requires regular travel between properties in varying weather conditions.

Physical Demands

The employee may need to stand, walk, ascend/descend staircases, ladders, or step stools, and travel outside between buildings in varying outdoor conditions. They must remain stationary (sit or stand) for up to 85% of the time and operate office machinery. Travel may require up to 50% of the time, varying in frequency and duration. The role requires the ability to lift, carry, push, pull, or move objects weighing up to 25 pounds occasionally, 50 pounds frequently, or 50 pounds constantly.

Pay

$93,500.00 – $110,000.00 (varies based on eligibility factors such as geographic location, experience, and qualifications).
