Regional Director of Maintenance

About the role

The Regional Director, Maintenance ensures the general operating maintenance and repair of communities in an assigned region meet corporate standards and expectations. This position assists community leaders by evaluating and verifying that communities operate in a safe, clean, and comfortable manner, reporting to the Vice President, Property Maintenance.

Responsibilities

• Visit all communities in the assigned region on a scheduled basis to inspect community conditions and performance of maintenance team members.
• Ensure communities adhere to the SRC preventative maintenance schedule for all equipment and systems.
• Provide high-level recommendations and repairs as needed.
• Ensure communities adhere to the rent-ready policy and expectations.
• Oversee inventory management of maintenance materials, including tools, equipment, and supplies, and partner with the VP of Property Management to employ cost-effective ordering and best-value pricing.
• Be on call for community emergencies, including snow removal, water intrusion, fire, and building structure damage.
• Review Emergency Preparedness Plans and make recommendations as necessary.
• Inspect completed work orders to ensure they meet corporate expectations.
• Review weekly Manager, Maintenance reports to identify potential areas of concern.
• Be available to assist community maintenance team members outside of normal scheduled hours.

Requirements

• High School diploma or equivalent required.
• Valid driver’s license required.
• Minimum of 5 years in a property maintenance supervisory position, with 3 years of multi-site experience preferred.
• Advanced knowledge and certifications in building systems such as fire and life safety, plumbing, electrical, and mechanical.
• HVAC certification preferred.
• OSHA 30 preferred.
