About the role
The Regional Director, Maintenance is responsible for ensuring the general operating maintenance and repair of communities in an assigned region meets corporate standards and expectations. This position assists community leaders by evaluating and verifying that the community is operating in a safe, clean, and comfortable manner and reports to the Vice President, Property Maintenance.
Responsibilities
- Visit all communities in assigned region on a scheduled basis to inspect community conditions and performance of the maintenance team members.
- Ensure communities in assigned region adhere to the SRC preventative maintenance schedule for all equipment and systems.
- Provide high-level recommendations and repairs as needed.
- Ensure communities in assigned region adhere to rent-ready policy and expectations.
- Ensure the community adheres to inventory management of all maintenance materials, including tools, equipment, and supplies, and partner with VP, Property Management to employ cost-effective ways of ordering supplies and securing best-value pricing.
- Be on call at short notice to assist with communities’ emergencies, including but not limited to: snow removal, water intrusion, fire, and building structure damage.
- Review Emergency Preparedness Plans and make recommendations as necessary.
- Inspect completed work orders to ensure all are being completed to corporate expectations.
- Review weekly Manager, Maintenance reports to identify potential areas of concern.
- Be available to assist community maintenance team members on a regular basis, outside of normal scheduled hours.
Requirements
- High School diploma or equivalent required.
- Valid driver’s license required.
- A minimum of 5 years in a property maintenance supervisory position with 3 years of multi-site experience preferred.
- Advanced knowledge and certifications of building systems such as fire and life safety, plumbing, electrical, and mechanical.
- HVAC certification preferred.
- OSHA 30 preferred.
