Key Responsibilities
- Operational Performance
- Ensure properties within the assigned portfolio achieve or exceed financial goals, including net operating income (NOI), occupancy rates, and revenue targets.
- Monitor and analyze key performance indicators (KPIs), such as rent growth, lease renewals, and expense management, providing actionable insights to teams.
- Conduct regular property visits to evaluate operations, identify opportunities for improvement, and provide strategic support to onsite teams.
- Oversee operational efficiency, ensuring timely resolution of property issues and execution of company initiatives.
- Leadership & Team Development
- Recruit, mentor, and develop Property Managers and onsite staff to build high-performing, goal-oriented teams.
- Cultivate a culture of inclusivity, collaboration, and operational excellence across the portfolio.
- Provide continuous coaching and performance feedback to foster accountability and clarity of expectations.
- Conduct regular one-on-one meetings, team training sessions, and leadership workshops to align with company goals and promote professional growth.
- Policy & Compliance
- Implement and enforce company policies, procedures, and best practices to ensure operational consistency and compliance.
- Ensure adherence to Fair Housing laws, safety regulations, and property standards.
- Lead the implementation of new company initiatives, including technology adoption, sustainability efforts, and process improvements.
- Strategic Planning & Execution
- Collaborate with leadership to develop annual budgets, strategic plans, and operational objectives for the assigned portfolio.
- Analyze market trends and identify opportunities for revenue growth and cost savings.
- Support the planning and execution of capital improvement projects and other strategic initiatives to enhance property value.
- Education: Bachelor’s degree in Business, Real Estate, or a related field, or equivalent experience.
- Experience: 10+ years of progressive leadership experience in multi-site property management, with a strong track record of managing large teams and delivering results.
- Experience in third-party property management is preferred.
- Skills: Strong operational and financial acumen, with the ability to analyze complex data and drive results.
- Excellent leadership, communication, and team-building skills.
- Proficient in Microsoft Office 365 and property management software (e.g., AppFolio).
