What You Will Do
- Oversee the performance of on-site personnel
- Ensure properties are in compliance with all CWS safety practices
- Implement operating policies and regulatory requirements
- Keep properties clean and in working condition
- Recruit, hire, train, retain, and lead team members within your assigned portfolio
- Support, mentor, and train on-site managers to provide a safe and superior living experience
- Drive the growth and development of team members through providing feedback and coaching
- Hold team members accountable for their performance
- Lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations
- Manage the leasing and operations strategies for a portfolio of multi-family apartment communities
- Lease properties at or above market rate for new and existing residents
- Ensure properties meet and exceed specific financial goals using knowledge of finance, revenue management, personnel, and project management
- Manage property’s controllable expenses as compared to budget and notify of variances
- Conduct regular property inspections to ensure tour path and living conditions are clean and working order
- Review safety inspections and incident reports and address patterns or concerns
- Ensure property presentation meets expectations and emphasizes components of the tour route and stale units
- Escalate concerns related to safety and wellbeing of people or property as appropriate
- Resolve resident complaints in a timely, patient, and professional manner
- Maintain four (4) stars or greater on Google for each property within the assigned portfolio
- Maintain high employee engagement throughout the assigned portfolio
- Have systems in place to indicate and warn of issues before they become major problems
- Diagnose problems quickly and accurately and clearly communicate the essence of the issue
- Recommend or take action on remedies and follow up until all necessary remedies or actions are completed
- Hold relevant team members accountable for learning from problems and preventing similar issues from occurring
- Establish and maintain credibility and trust with corporate departments in areas related to income, expenses, physical issues, personnel, safety, and security
Qualifications
- Four-year bachelor’s degree preferred, graduate experience a plus
- 10+ years progressive management experience in the multifamily real estate sector
- Knowledge of multifamily industry trends, best practices, rules and regulations
- Proficiency in Microsoft Office programs (especially Excel) and property management systems such as Yardi or similar software and revenue management systems
- Valid driver’s license and current automobile insurance
