About the Role

The Region Director, Marketing & Strategic Partnerships must believe in, practice, and initiate all Green Brick Partners values set forth in the acronym HOME: Honest, Objective, Mature, and Efficient. We’re seeking a high-caliber marketing leader who can connect enterprise vision to local market action across Texas. You’ll partner with Division Presidents and cross-functional leaders, align teams around the highest-impact priorities, and build smarter, more scalable ways of working across Austin, Dallas, and Houston. The right leader brings experience in homebuilding, influence without ego, moves comfortably from strategy to execution, and drives outcomes through relationships, insight, and accountability.

Responsibilities

  • Provide strategic and marketing leadership across the Texas region, serving as a key advisor to Division Presidents, local Division marketing/sales teams, and the National Vice President of Marketing to drive growth, market performance, and organizational alignment.
  • Lead the development and execution of regional marketing strategies, ensuring alignment with divisional business plans and establishing scalable processes and best practices across Austin, Dallas, and Houston.
  • Leverage market intelligence, consumer insights, and performance analytics to influence business decisions, improve operational efficiencies, and maximize ROI.
  • Lead high-performing teams, drive organizational alignment, and build strong partnerships across all levels of the business.
  • Translate vision into actionable plans that deliver measurable business results, identifying opportunities for operational efficiencies and streamlining processes.
  • Lead change management initiatives to enhance organizational effectiveness, improve cross-functional collaboration, and drive adoption of streamlined processes, tools, and best practices.

Strategic Partnership – Regional (25%)

  • Operate as a trusted strategic advisor to Division Presidents, providing marketing recommendations that support divisional business plans.
  • Identify, align, and communicate key priorities and initiatives to drive desired results.
  • Develop and implement high-level strategies and process improvements.
  • Partner with division and executive leadership to align marketing priorities, investments, and initiatives with corporate goals.
  • Identify and elevate challenges and opportunities; develop strategic plans to mitigate challenges at divisional and regional levels.
  • Serve as a strategic partner and provide guidance to Division leadership (Sales, Marketing, Ops, Finance) based on data analysis and consumer perspective.
  • Develop and execute consistent, strategic communication to key stakeholders, providing regular updates on initiatives, milestones, and metrics.

Cross-Functional Leadership (25%)

  • Develop strong partnerships with Sales, Marketing, Ops, and Finance to align strategies and improve business outcomes.
  • Guide and direct the annual budget development process to create an optimal budget for each division.
  • Monitor budget-to-actual performance monthly and provide quarterly forecasting with recommendations for adjustments.
  • Lead cross-functional planning efforts to support community launches, growth initiatives, and consumer/agent engagement.
  • Foster collaboration among divisions to share best practices, drive innovation, and improve organizational effectiveness.
  • Travel frequently to divisions to leverage opportunities and mitigate challenges (e.g., new or struggling communities).
  • Resolve barriers to execution by facilitating alignment among stakeholders and ensuring accountability.

New Community Openings (20%)

  • Lead efforts to improve the new community process by identifying tools, streamlining opportunities, and providing guardrails for success.
  • Lead and drive processes with model merchandisers and vendors to ensure brand standards are met and identify cost-saving opportunities.
  • Ensure conformation to established ID sets and brand standards for sales centers; identify opportunities to streamline and reduce costs.
  • Conduct quality walks with the leadership team to ensure high standards are met for all community openings.

High-Impact Projects & Initiatives (10%)

  • Lead and support national initiatives; serve as liaison and partner with corporate marketing, field teams, and Green Brick land teams.
  • Identify and facilitate region-level pricing and vendors for shared services to ensure bulk pricing is utilized.
  • Utilize scorecards, dashboards, and market intelligence to guide strategic decision-making.
  • Support annual business planning, forecasting, budgeting, and long-term growth initiatives.
  • Provide hands-on review and oversight of all marketing materials (online and onsite) to ensure brand consistency and an optimized consumer experience.

Talent Development & Management (20%)

  • Provide strategic leadership, mentoring, and coaching to divisional marketing teams to strengthen leadership capability and organizational effectiveness.
  • Build organizational capability by ensuring teams possess the skills, resources, and tools needed to achieve business plans.
  • Lead the annual goal-setting process for the field marketing team and cascade effectively to regional marketing team members.
  • Foster a culture of accountability, innovation, continuous improvement, and results-driven performance.
  • Promote knowledge sharing and best-practice adoption across divisional marketing teams.
  • Drive alignment around company values, strategic priorities, and organizational objectives across the region.
  • Lead initiatives that enhance employee engagement and strengthen team connectivity.
  • Foster open communication, transparency, empowerment, and trust among teams and leadership.

Role Boundaries & Coordination

  • Serve as the primary point of contact for divisional/local marketing teams for strategic guidance, resource needs, and escalations.
  • Lead local execution and adaptation of enterprise brand standards, campaign frameworks, and marketing toolkits created by the Director of Brand Marketing.
  • Own operational readiness for new community openings (vendors, merchandisers, sales centers, quality walks).
  • Oversee total divisional marketing budgets and business plan alignment; coordinate with the Digital Marketing Manager for digital/agency-specific budgets.
  • Lead local execution of the enterprise Realtor/agent engagement program; build and maintain local agent relationships at the division level.
  • Facilitate best practice adoption across divisions; receive content/campaign best practices from the Director of Brand Marketing and digital best practices from the Digital Marketing Manager.
  • Utilize performance dashboards and market intelligence for regional business decisions.
  • Strategize local marketing events, including community events, local sponsorships, grand openings, and broker events.
  • Coordinate photography, videography, and virtual tour production for communities, ensuring alignment with brand standards.
  • Support local teams with marketing technology adoption and training (CRM, marketing automation, lead management).
  • Participate in regular coordination meetings with the Director of Brand Marketing and Digital Marketing Manager to ensure alignment on priorities and campaign handoffs.

No direct reports. Must be a self-starter with the ability to exercise independent decision-making regarding budgets, vendors, and critical marketing decisions.

Qualifications

  • BA/BS in Marketing, Communications, or related field required.
  • Minimum 10 years of progressive marketing experience with a national homebuilder.

Skills

  • Innate marketing acumen and a passion for the consumer.
  • Adept at managing agency partners and evaluating creative vendor partners.
  • Proven success using database (corporate and 3rd-party) marketing to drive tangible business results.
  • Unafraid to test boundaries, challenge traditional thinking, and lead-up to drive the business.
  • Highly organized with attention to detail and an eye for quality execution.
  • Outstanding written and verbal communication skills, as everything about this role is consumer-facing.
