Position Summary This position supports the day-to-day operations of assigned Decatur Housing properties and assists the Property Manager in maintaining safe, well-managed, compliant, and resident-focused communities. Responsibilities include resident relations, maintenance and work-order coordination, unit turns, inspections, move-ins and move-outs, inventory, recordkeeping, and general property operations. The position requires strong customer service, organization, sound judgment, and proactive communication when addressing resident needs and operational concerns. ESSENTIAL DUTIES & RESPONSIBILITIES Support the Property Manager with daily property operations, resident services, maintenance coordination, and administrative activities. Receive, document, and respond to resident concerns, complaints, service requests, and emergencies; coordinate resolution with appropriate staff and escalate significant concerns as needed. Enter, track, and monitor work orders to ensure timely completion and follow up with residents, Maintenance staff, and contractors regarding delays or unresolved issues. Coordinate unit turns, including repairs, inspections, qualitycontrol followup, and preparation of units for occupancy. Coordinate movein and moveout activities, including inspections, notices to vacate, required documentation, key management, and coordination with Compliance and other departments. Participate in routine property inspections and assist with preparation for required physical and compliance inspections. Monitor property conditions, common areas, curb appeal, pestcontrol concerns, and contractor performance and coordinate corrective action as needed. Assist with preventive maintenance schedules, capital improvement activities, and resident notifications. Maintain accurate and organized property, resident, vendor, maintenance, and operational records. Document and promptly report property incidents, safety concerns, potential claims, and other operational risks to appropriate management. Maintain and reconcile maintenance inventory; process requisitions and assist with procurement activities in accordance with established policies. Support property budget and operational goals by monitoring activities, expenses, service needs, and property conditions within the scope of the position. Prepare reports, correspondence, forms, and other documentation as required. Maintain regular and punctual attendance and perform other related duties as assigned. Organization: Effectively manages multiple priorities while maintaining accurate records and appropriate follow-up. MINIMUM QUALIFICATIONS High school diploma or equivalent required. Minimum of three (3) years of relevant experience in property management, affordable housing, multifamily housing, resident services, maintenance coordination, or a related field. Experience using computerized business, property management, workorder, or similar systems. Strong customer service, communication, organization, and recordkeeping skills. Ability to interpret and follow policies, procedures, and applicable regulatory requirements. Ability to perform basic calculations and maintain accurate inventory and operational records. Proficiency with standard office technology and software. An equivalent combination of education, training, and relevant experience may be considered. Preferred: Experience in public, affordable, assisted, or mixedincome housing and familiarity with HUDrelated requirements. SPECIAL REQUIREMENTS Must meet applicable requirements to operate Authority vehicles and be insurable by the Authority’s fleet insurance carrier. Must be available to work the established Decatur Housing schedule, currently Monday through Thursday, 7:00 a.m.5:30 p.m. Must be able to travel between Decatur Housing properties and other work locations as required. #PHYSICAL DEMANDS This position involves a combination of office and on-site property duties, including sitting, standing, walking, typing, conducting property and unit inspections, and occasionally lifting up to 25 pounds.
