Responsibilities
- Meticulously supervise and oversee a multitude of intricate real estate transactions, managing the acquisition of properties with various ownership structures with precision and attention to detail, and collecting and tracking market comp data.
- Oversee transaction processes, coordinating the seamless progression of acquisitions to closure. Manage and timely reporting on the status of all acquisitions, ensuring the timely preparation of requisite deliverables.
- Advise the preparation and management of pre-diligence and due diligence materials, checklists, and dashboards vital for site selection and site development. Coordinate a spectrum of assessments including power, fiber, environmental and risk surveys, title and legal due diligence, easements, entitlements, and other crucial facets impacting site development.
- Skillfully craft and manage the drafting of letters of intent and access agreements, collaborating closely with Legal and Site Selection to refine and finalize these crucial documents. Act as a liaison to ensure alignment with internal standards, legal requirements, and strategic objectives, playing a pivotal role in driving transactions toward successful closure.
- Orchestrate the coordination of contracts, non-disclosure agreements, and necessary documentation crucial for engaging third-party consultants, agency relationships, and economic development groups. Secure internal approvals for scope, schedule, and budgetary parameters.
- Act as a pivotal liaison between Market Strategy, Site Selection, and Commercial Operations. Foster seamless collaboration and alignment between these teams and the adjacent New Site Development team. Serve as a program manager to facilitate cohesive communication, ensuring all teams are synchronized, fostering shared understanding, and driving unified strategies toward the successful realization of objectives.
- Skillfully manage external and internal meetings, crafting agendas, overseeing action items through meticulous minutes, and ensuring effective follow-through on key outcomes.
Requirements
- A Bachelor’s degree in Business, Real Estate, Law, or IT is preferred.
- Demonstrated experience in commercial/industrial real estate/property transactions showcasing an understanding of the key commercial metrics driving successful acquisitions.
- Proven negotiation skills and experience, especially in handling real estate agreements and contracts.
- Experience working in a corporate real estate department a plus. Prior experience in Data Center or technical/industrial facilities is preferred and would be beneficial.
- Familiarity with site and legal due diligence processes is preferred, contributing to effective transaction management.
- Proficiency or fluency in French is advantageous but not mandatory.
- Strong IT acumen is essential, including adeptness in various communication tools and software such as PowerPoint, Smartsheet, and advanced Excel for comprehensive data management.
- Exceptional interpersonal, written, and verbal communication skills are crucial for effective collaboration with stakeholders both internally and externally.
- Flexibility, adaptability, and a high level of accountability, capable of thriving in diverse working environments, including remote work, cross-functional collaborations, and varied project demands.

Pay
$105,000-115,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations)
