The Office of Administration, Division of Facilities Management, Design and Construction (OA-FMDC) is seeking a dynamic, forward-thinking leader to serve as the Real Estate Portfolio & Space Strategy Manager. Stepping beyond traditional real estate management, this pivotal leadership role is designed to look broadly at the State’s property portfolio to maximize space utilization and ensure our facilities directly support the evolving business needs of state agencies. The ideal candidate will be a collaborative strategic planner, a proactive problem solver, and an effective team leader. This position will foster a collaborative environment that bridges the gap between real estate transactions, space planning, and agency goals, while supervising operational staff. Note: This position requires flexibility and responsiveness during evening hours to address urgent facility and portfolio needs. Strategic Leadership & Supervision: Supervise, mentor, and guide the Real Estate Operations & Customer Service Liaison, ensuring seamless customer service and operational execution. Proactively drive the team's goals and responsiveness.Portfolio Strategy & Space Utilization: Lead the proactive planning and development of a comprehensive, statewide real estate strategy. Analyze broad portfolio data to optimize space utilization across all state-owned and leased facilities.Business Alignment: Evaluate current properties and vacant spaces to ensure they meet the modern business and operational needs of the agencies they serve. Partner with agencies to forecast future space requirements and develop solutions that improve workplace efficiency.Executive Oversight: Provide executive oversight on complex real estate transactions, including major leases, easements, and property conveyances, working closely with executive leadership and agency legal counsel.Advisory Role: Advise the FMDC Director and other executive leadership on recommended strategies for the State’s management of real estate and footprint reductions.Compliance & Evening Responsiveness: Ensure statutory, regulatory, and policy compliance across all real estate transactions, leases, and service contracts. Serve as the primary escalation point for urgent real estate and facility matters, requiring reliable responsiveness during evening hours.Bachelor’s degree, and/or five (5) or more years of strategic real estate portfolio management, property management, or related leadership experience. (Substitutions may apply.)Demonstrated ability to proactively manage projects, supervise staff, and adapt to changing priorities with a sense of urgency.Excellent organization, strategic planning, and executive-level communication skills.Outstanding attention to detail, analytical skills, and reporting capabilities.High level of proficiency in Microsoft Office 365 (Outlook, Word, Excel, PowerPoint) and Adobe Acrobat. Preferred Qualifications Experience aligning physical space design with organizational business needs.Knowledgeable of statutes, regulations, policies, and procedures governing state government real estate transactions and leases.
