About the role

We are seeking a Real Estate Portfolio Manager to lead a diverse portfolio of industrial real estate assets in Freeport, TX, Houston, TX, or Geismar, LA. This role requires a combination of transaction management, portfolio administration, and strategic planning to maximize value across the Company's industrial real estate portfolio.

Responsibilities

  • Manage a portion of the Company's real estate transactions with a focus on industrial properties, including acquisitions, relocations, dispositions, consolidations, build-to-suits, renewals, rights-of-way, and easements, while overseeing multiple complex transactions at the same time.
  • Optimize the current portfolio by securing flexibility, efficiency, and cost savings, as well as driving excess real estate cost out of the P&L as identified.
  • Administer the Company's real estate portfolio and support information requests from internal business units, while proactively addressing critical dates throughout the lifecycle of leased properties, including rate increases, early termination rights, renewals, tenant improvement allowances, and changing market conditions.
  • Develop building specifications and standards to fit operational requirements, obtain real estate market surveys and reviews to establish acquisition and disposition baselines, and negotiate transaction terms to meet business needs and optimize outcomes.
  • Negotiate transaction terms to align economic and operating terms with the Company's requirements and strategy, and support negotiations for incentives and tax abatements with local, county, and state municipalities.
  • Lead the Real Estate workstream for various M&A projects while collaborating with Legal, Ecology, Health and Safety, Security, and other stakeholders on agreements to support successful transaction execution and portfolio initiatives.

Requirements

  • Hold a Bachelor's degree in Business Management, Real Estate, Engineering, or a related field; an MBA is preferred.
  • Have 7+ years of experience in industrial real estate, including manufacturing and warehouse sales, purchases, and leasing, along with strong financial acumen and fundamental knowledge of accounting principles and financial statements.
  • Possess strong broker relationships and excellent negotiation skills, with the ability to establish, maintain, and effectively manage relationships with professionals at all levels, both internally and externally.
  • Show the ability to function autonomously by exercising independent judgment and discretion, while demonstrating strong business judgment, integrity, ethics, and strategic thinking in ambiguous or unfamiliar situations.
  • Have strong attention to detail and the ability to effectively manage multiple priorities simultaneously while consistently delivering high-quality results.
