Real Estate Development Accountant
A dynamic, fast-growing real estate development, construction, advisory, and property management firm focused on building sustainable communities throughout the Washington, DC metro area. The firm is deeply committed to solving the affordable and workforce housing challenge in the region, currently working on $1.5 billion in projects spanning roughly 2 million square feet of housing, retail, office, and entertainment space across DC, Maryland, and New York City. The company recently expanded into property management as a new division, and its mission centers on ensuring safe, quality, affordable housing while creating opportunities for communities that have historically been left out of large-scale development and construction work. The accounting team is small and collaborative (3–4 people), offering real visibility and cross-functional exposure.
Responsibilities
- Prepare and maintain pre-development budgets (land acquisition, zoning, permitting, soft costs)
- Model project pro formas, including financing costs, developer fees, and contingencies
- Maintain general ledger accounts for pre-development and construction costs
- Prepare draw requests for lenders and investors, with full supporting documentation
- Track job costs by cost code (committed costs vs. actuals) and process contractor invoices/progress billings
- Prepare monthly construction loan draw packages, including invoices, lien waivers, and compliance documents
- Reconcile lender disbursements with recorded project costs
- Produce monthly and development-phase financial reports for project managers, executives, and investors
- Support variance analysis, contingency fund monitoring, and audit/compliance requests
- Assist with ad hoc projects and process improvements as needed
Requirements
- Bachelor's degree in Accounting or Finance
- Minimum 4 years of accounting experience in a general contracting environment ($10MM+ annual revenue), or equivalent
- Strong grasp of general accounting principles (revenue recognition, job costing, payroll taxes)
- Hands-on experience preparing financial reports and pulling data for high-level analysis
- Strong Excel skills; QuickBooks experience required
- Real estate or property accounting experience preferred; LIHTC experience a plus
- Strong written/verbal communication and organizational skills

Pay
$85,000 - $115,000 per year
