Real Estate Agent

StepStone Realty, LLC - trading as Black Sheep Broker - sponsors licensed Texas real estate agents on a flat-fee model: $199 a month, 100% of your commission, and $400 per closing.

Compensation

• 1099 independent-contractor position (not salaried or hourly)
• No base pay; you keep 100% of the commission you earn, with no split
• Flat $199/month for license sponsorship and platform access
• Additional $400 per closed transaction
• No desk fees, no per-file E&O charge, no marketing fees, no long-term contract

Responsibilities

• Represent buyers and sellers in Texas residential transactions
• Generate and work your own pipeline (no assigned leads or quotas)
• Structure creative deals (wholesale, subject-to, wraps, fix & flip) if that is your business
• Maintain your own license, MLS membership, and REALTOR® dues where applicable
• Operate within TREC rules and brokerage compliance policy on every file

Requirements

• Active Texas real estate sales agent or broker license (TREC)
• Willing to transfer sponsorship to StepStone Realty, LLC
• Able to work independently (not a salaried, supervised position)
• Comfortable carrying your own business expenses as an independent contractor

Helpful (Not Required)

• Experience with investor clients or creative transaction structures
• An existing referral base or farm area anywhere in Texas
