Quality Assurance Manager

Trammell Crow Residential seeks a Quality Assurance Manager for Carlsbad, CA, acting as an Owner’s Field Representative for the TCR Senior Managing Director/Managing Director of Multi-Family Development.

Responsibilities

• Manage Quality Assurance in day-to-day operations for assigned duties.
• Coordinate all plan reviews and field inspections with consultants, including Accessibility, Third Party Architectural, Waterproof, WRB (e.g., Tyvek), Environment/AQI, and Acoustical.
• Initiate, execute, implement, and track plan and site inspections for all Division projects.
• Maintain contact with Superintendents, Project Managers, and QA Specialists on schedule changes and turn dates for up to four projects simultaneously.
• Conduct monthly QA documentation project inspection walks with published reports.
• Oversee acceptance of new residential construction buildings and property from the Construction division, coordinating with Asset Management.
• Manage third-party quality inspections, if used.
• Coordinate plan reviews and monitor field inspections with consultants, including FHA/ANSI-ADA Accessibility, Third Party Architectural, Fa, Waterproof, Environment/AQI, and Acoustical.
• Ensure quality standards set by the Division’s Senior Managing Director and Construction President are maintained for all TCR properties.
• Coordinate with third-party Property Manager and Construction Superintendent or Project Manager to address warranty and construction quality deficiency issues.
• Work closely with third-party safety consultants to observe and recommend safety improvements for all persons and matters related to the property and TCR Construction projects.
• Monitor periodic and due-diligence inspections, assist with recommendations and resolutions.
• Review capital project contracts prior to signing, recommending products and safety practices.
• Present and review TCR quality standards with new employees within the construction group.
• Serve as the main point of contact for WRB manufacturer inspections, including mock-up reviews, pre-construction meetings, final closeout of field inspection reports, and warranty.
• Work with Development and Asset Management to maintain developed properties and prepare for sale.

Requirements

• Bachelor’s degree in business, management, or a related field required.
• 5+ years of related experience in construction procedures, trade practices, materials, means and methods, building codes, project scheduling, and safety procedures.
• Familiarity with federal and local municipal/regulation codes.
• OSHA Certification required.
• Proficiency in InfoPath, MS Office 365 (Excel, Word), Blue Beam, and Procore preferred.
• Excellent customer service, interpersonal, verbal, and written communication skills.
• Strong organizational and time-management skills, with the ability to meet project deadlines.
