About the role
A Purchasing Manager at Stanley Martin Homes oversees every aspect of contracting and purchasing to ensure the smooth production of homes. Responsibilities include managing budgets, finalizing contracts, maintaining master agreements, negotiating pricing with trade partners, and driving cost-saving initiatives. The role involves coordinating bids, market-testing costs, updating ERP systems, addressing material shortages, processing work order revisions, and facilitating key meetings such as Neighborhood Specification and Final Neighborhood Start. Collaboration with departments like Land, Production, Sales, and Back Office is essential to ensure effective division operations.
Technical tools used daily include Microsoft Office Suite, SAGlobal – Homebuilder One, Dropbox, and DocuSign.
Responsibilities
- Oversee contracting and purchasing processes to support home production.
- Manage budgets and finalize contracts with trade partners.
- Maintain master agreements and negotiate pricing to drive cost savings.
- Coordinate bids and market-test costs to align with company goals.
- Update ERP systems to reflect accurate pricing and labor demands.
- Address material shortages and process work order revisions.
- Facilitate key meetings, including Neighborhood Specification and Final Neighborhood Start.
- Collaborate with Land, Production, Sales, and Back Office departments.
- Ensure decisions align with Stanley Martin’s Mission, Vision, and Values.
Requirements
- Purchasing Manager or construction experience in residential construction.
- Project management skills with experience managing projects effectively.
- Exceptional skills in Excel, Word, and PowerPoint.
- Strong verbal and written communication abilities.
- Creative thinking skills to generate new ideas and problem-solving approaches.
- Adaptability and eagerness to learn new skills as the work environment evolves.
Qualifications
- College degree preferred (nice to have).
- Experience working with contracts and/or budgets (nice to have).

Pay
This position pays between $78,100.00 to $83,400.00 annually plus bonus.
