Essential Duties and Responsibilities
- Cultivating new potential trade partners and maintaining existing trade relationships
- Forecasting proper placement of trade partners in upcoming new communities
- Working closely with production to ensure trades are responsive and our builders are following procedures
- Communicating product changes to sales, construction, and subcontractors as well as coordinating pricing adjustments when necessary
- Researching and following up on the effectiveness, response times, services, performance, and workload of subcontractors to hire and retain the best ones
- Taking the lead in negotiating the purchase of all labor and materials in assigned areas
- Performing base cost and option price analysis (with more emphasis in new communities)
- Reviewing plans, scopes-of-work, and specifications for accuracy
- Renegotiating contracts with vendors once pricing has expired or an increase is requested
- Providing research and thorough back-up information to justify increases and their application
- Handling special projects and assignments
- Adjusting base model pricing at the request of the Division Manager or Sales Manager
- Bidding new plans, new options, and plan changes, reviewing bids for accuracy, and entering them into KOVA
- Running a Proforma to compare costs to a similar existing community and resolving any cost issues upon notification that the community setup is complete
- Attending the division new community rollout meeting to field any purchasing-related questions
Qualifications
- Education and/or Experience: Bachelor's degree (B. A.) from four-year college or university; five or more years related experience in residential construction; or equivalent combination of education and experience
- Computer Skills: Microsoft Office Suite (Excel, Word, Outlook)
- Previous KOVA experience preferred, not required
