Purchasing Agent
About the role
Step into the pivotal role of a Purchasing Agent, where you'll be at the forefront of our procurement operations. You'll masterfully navigate bid evaluations, vendor negotiations, and contractor selections, ensuring every decision is backed by strategic insight. Your expertise will be crucial in managing contracts, work orders, purchase orders, and expense controls, all aimed at securing the best value while maintaining fairness and cost-effectiveness.
Responsibilities
- Implement the Purchasing Process - Develop budgets and solicit bids for new communities.
- Prepare material take-offs and cost estimates with subcontractors and consultants.
- Evaluate subcontractors and negotiate effectively with vendors to secure fair contracts.
- Analyze proposals and prepare bid-award packages with detailed cost breakdowns.
- Archive critical supporting documents on SharePoint in compliance with requirements.
- Ensure an efficient flow in the contract administration process.
- Drive Process Improvement - Streamline labor and material supply chain operations with the construction team.
- Identify cost reduction opportunities while eliminating material waste and pricing discrepancies.
- Leverage national contracts and economies of scale for division benefit.
- Manage Options - Oversee the creation and maintenance of sales and studio options.
- Oversee New Product Plans - Manage maintenance and development initiatives in collaboration with KB Architecture.
- Cook up New Community Setup and Community Plan Ads - Manage new community setups including direct cost budgeting.
- Cook up community plan ads from bid solicitation to activation for sale.
Requirements
- A High School Diploma is required; an Associate or Bachelor’s Degree in Business, Accounting, Communications, Construction or a related field is preferred.
- A minimum of 3 years of progressive experience in material and/or trade partner procurement.
- Previous homebuilding contracting or purchasing experience is preferred.
- Familiarity with residential construction processes and components for single-family and multi-family homes.
- Proficiency in analyzing direct costs to maintain or improve budgets.
- Strong multitasking, organizational, communication, and problem-solving abilities.
- Excellent negotiation skills, a cooperative attitude, and the ability to interact professionally with internal and external partners.
- Strong mathematical aptitude, advanced Excel and analytical skills, and proficiency in Microsoft Word and Outlook.
- Experience working with various computerized systems.
Qualifications
- The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.
- Ability to stand or sit for extended periods.
- Ability to move about work location.
- Ability to drive/travel throughout the designated area to construction sites as needed.
- Ability to walk up and down stairs.
- Ability to observe details at close range and communicate information so others will understand.
- Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).
- Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
- Maintain a professional and ethical conduct to reinforce company goodwill and profitability.
