Sales

  • Support the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
  • Unlock the model(s) and turn off exterior lights before opening.
  • Inspect and report any deficiencies to the Construction Manager.
  • Maintain the cleanliness of the model and completed inventory.
  • Follow up and monitor the model(s) and completed inventory throughout the day.
  • Unlock all spec-home inventory and put up “open” signs as required.

Greeting

  • Meet and greet all incoming customers promptly.
  • Obtain registration cards for prospective homebuyers.
  • Absorb and communicate helpful and pertinent information to the customer.
  • Retrieve appropriate information for the Sales Counselor/Sales Associate.

Knowledge/Real Estate License

  • Understand the Company’s product and answer questions about the building process, area schools, financing, shopping, parks and playgrounds, buyer profile for community, and other pertinent information.
  • Have a strong knowledge of the plan mix for the community program outline.
  • Hold an active Real Estate License if applicable, place it on inactive status during employment.

Inventory

  • Familiarize with all community spec-home inventory, standard specifications, options and upgrades, current stage of construction, and possible completion month.
  • Prepare a start memo with completed interior design work for timely start.
  • Be familiar with all build-to-suit clients, their plans, and the progress of their homes.
  • Show inventory homes to prospective buyers as needed.

Clerical

  • Assist the Sales Counselor with lead management and enter registration cards into LMS system.
  • Help maintain the Sales Counselor’s filing system, contract documents, and processing same.
  • Help maintain accurate spec inventory in the MLS system, web page, and other inventory outlets.
  • Help submit all sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers.

Builder Support

  • Help support the construction team by typing letters, making copies, reproducing house files, faxing information, etc.
  • Contact buyers and vendors to assist with appointments during the building process, on an as needed basis.

Home Closing Objectives

  • Help the Sales Counselor prepare an accurate Closing Objectives report.
  • Coordinate closings by scheduling closing times with the Title Company, realtors, construction staff, etc.

Marketing Support

  • Work at Realtor functions, luncheons, community grand openings, etc.
  • Market the subdivision and generate traffic through approved methods.

Architecture

  • Have a “lot fit” book available for all lots and plans on the subdivision program outline and inventory homes.
  • Be knowledgeable of the Community’s Architecture guidelines and plan repetition rules.

Closing

  • Close the model(s) at the applicable closing time.
  • Turn on exterior lights and visually inspect the interior of the model(s).
  • Check all window latches for security, arm the security system, and lock all the doors.
  • Take down “open” signs as required.

Qualifications

  • High School Diploma required.
  • Strong organizational skills with a keen ability to prioritize, multi-task, and pay close attention to detail and accuracy.
  • Excellent communicator (oral and written) including desire to ask questions and learn from others.
  • Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
  • Reliable, clean transportation required.
