Sales
- Support the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
- Unlock the model(s) and turn off exterior lights before opening.
- Inspect and report any deficiencies to the Construction Manager.
- Maintain the cleanliness of the model and completed inventory.
- Follow up and monitor the model(s) and completed inventory throughout the day.
- Unlock all spec-home inventory and put up “open” signs as required.
Greeting
- Meet and greet all incoming customers promptly.
- Obtain registration cards for prospective homebuyers.
- Absorb and communicate helpful and pertinent information to the customer.
- Retrieve appropriate information for the Sales Counselor/Sales Associate.
Knowledge/Real Estate License
- Understand the Company’s product and answer questions about the building process, area schools, financing, shopping, parks and playgrounds, buyer profile for community, and other pertinent information.
- Have a strong knowledge of the plan mix for the community program outline.
- Hold an active Real Estate License if applicable, place it on inactive status during employment.
Inventory
- Familiarize with all community spec-home inventory, standard specifications, options and upgrades, current stage of construction, and possible completion month.
- Prepare a start memo with completed interior design work for timely start.
- Be familiar with all build-to-suit clients, their plans, and the progress of their homes.
- Show inventory homes to prospective buyers as needed.
Clerical
- Assist the Sales Counselor with lead management and enter registration cards into LMS system.
- Help maintain the Sales Counselor’s filing system, contract documents, and processing same.
- Help maintain accurate spec inventory in the MLS system, web page, and other inventory outlets.
- Help submit all sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers.
Builder Support
- Help support the construction team by typing letters, making copies, reproducing house files, faxing information, etc.
- Contact buyers and vendors to assist with appointments during the building process, on an as needed basis.
Home Closing Objectives
- Help the Sales Counselor prepare an accurate Closing Objectives report.
- Coordinate closings by scheduling closing times with the Title Company, realtors, construction staff, etc.
Marketing Support
- Work at Realtor functions, luncheons, community grand openings, etc.
- Market the subdivision and generate traffic through approved methods.
Architecture
- Have a “lot fit” book available for all lots and plans on the subdivision program outline and inventory homes.
- Be knowledgeable of the Community’s Architecture guidelines and plan repetition rules.
Closing
- Close the model(s) at the applicable closing time.
- Turn on exterior lights and visually inspect the interior of the model(s).
- Check all window latches for security, arm the security system, and lock all the doors.
- Take down “open” signs as required.
Qualifications
- High School Diploma required.
- Strong organizational skills with a keen ability to prioritize, multi-task, and pay close attention to detail and accuracy.
- Excellent communicator (oral and written) including desire to ask questions and learn from others.
- Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
- Reliable, clean transportation required.
