Property Manager - Woodstock, IL
About the role
The Property Manager is responsible for overseeing the day-to-day operations of the property, ensuring compliance with management policies and regulations, and maintaining a supportive environment for residents.
Responsibilities
- Maintains the physical asset by monitoring and scheduling maintenance work, approving rotating schedules, conducting follow-up inspections, and approving make-ready status of vacant apartments.
- Maintains safety and security by overseeing key control, verifying entry systems, responding to incidents, and assisting in emergency procedures.
- Manages marketing and leasing by maintaining full occupancy, implementing regulatory policies, overseeing tenant selection, and preparing reports.
- Ensures resident and community relations by attending meetings, promoting harmonious relations, and providing technical assistance to resident councils.
- Controls financial reporting and ensures compliance by implementing rent collection, maintaining financial records, preparing budgets, and overseeing HAP submissions.
- Supervises staff by interviewing, hiring, evaluating, training, disciplining, and motivating staff, and overseeing maintenance and service contracts.
Requirements
This role requires a high school diploma with a college degree in Urban Planning, Business, or a related field preferred. Six or more years of property management experience in a not-for-profit and/or real estate development, construction, or Property Management company is required, along with experience in managing affordable housing Section 8 and Low-Income Housing Tax Credits (LIHTC).
A valid driver’s license, vehicle, insurance, and safe driving record are required. Bilingual skills may be required depending on the resident demographic needs.
Qualifications
- High school diploma (minimum)
- College degree in Urban Planning, Business, or related field preferred
- 6+ years property management experience in a not-for-profit and/or real estate development, construction, or Property Management company required
- Previous experience in managing affordable housing Section 8 and Low-Income Housing Tax Credits (LIHTC) required
- AMP Leasing Certificate (if required by the state)
- HUD Certifications and/or Tax Credit as required by affordable housing program of property
- IREM Accredited Residential Manager (ARM) designation
